i have spent several years cleaning up my reports, many many letters and disputes. i have been about 95% successfull at getting neg.'s removed. in january i finally got the last few off. I have pulled reports from myfico.com, and recieved reports directly from EX. EQ, and TU, all of the neg tradelines where gone. or so i thought since they were no longer on there.

 

i applied to refinance my mortgage, and was shocked when the creditor started asking me about all these old collections and neg. tradlines. I pulled reports from myfico.com just a few days ago and these were not on there and still today they do not show up.

 

how do they see this stuff when i cannot, how can i dispute something i cannot see. here is an example...

 

in January i finally got a collection agency to sign a paper agreeing to delete all tradlines from all my reports if i agreed to sign a nondisclosure and waived my right to sue them. i did so and they removed, it was gone from my reports on myfico.com and gone from my reports i got in the mail from EX, EQ, and TU in early Feb. how is it that the creditor still sees them. ?

 

i asked the creditor and he agreed to email me copies of the report he sees these on, he told me the name of the company he got them from but i don't remember it, i am still waiting for the email.

 

can someone explain this to me ? it seems most of the stuff he saw was stuff that was supposable just removed in january, does the company he got my reports from have old records or somthing ?

nope, mortgage loans pull a full history CR. they cna see things that may not be on other CRs. not all mortgage companies do this, but some do. when i got my copy of my CR after getting my mortgage, it had accounts listed that had rolled off my regular reports several years before. i believe it is called a Full Factual Report.

yep...it's called a full factual...

 

 

BUT...it will NOT show items that were deleted due to the consumer disputing...if it DOES...get a copy of that report if at all possible...then IMMEDIATELY file suit against the CRAs

well if that is the case, do i not have the right t see my "full factual report" do i not have the right to dispute something on this "other report"

 

and what good does it do to get incorrect information removed when any ole creditor and just pull this "other report" and see it. did i waste my time ?

so if something falls off the reports i see because of the seven year limitation, it can still be seen by creditors in this "full factual report"

sry for the many questions, but how do i get a copy of this report ? besides hoping the creditor will let me see it, and howdo i get things removed from it ?

yes...a "full factual" will show ALL history that hasn't been deleted due to a consumer dispute (or a creditor actually removing it themselves)

 

 

you're SUPPOSED to be able to get a copy of your FILE which has even MORE information than a "full factual" report....but the CRAs don't abide by the law...and if they're sued over it, they settle...so there's no case law

Wow, I never knew this. Now I'm worried about buying a home next year. :)

not all lenders do it - and in recent years, few, if any did it. But i guess with the mortgage crisis, more and more are going to start doing it again.

I wouldn't worry about it too much....it's rare that a full factual is pulled nowadays

while its silly to worry about things you have no control over (yet we all do it) i suspect more and more lenders will pull a full factual, at least in the short term. They may only do it for loans over a certain amt or with less than 20% down, but i think its going to be common again.

i would like to know the answer to this too. seems like i wasted many many hours of working to get things removed, and waiting for my "7 year sentence' to expire.

The CR most people see is just the last 7 yrs. If you wait for things to fall off, they will be in the full file - the factual history from the first time you showed up in the CR. Things you dispute off should not be in the full file.

keep in mind that to pull a FF certain criteria must be met regarding the application. Your application to first premier would most likely not allow them to pull a FF.

 

BTW: certain JOB applications do allow a FF.

Well, that sucks, plain and simple! I (and most of us here) have been plagued with bad credit for 7 years. I feel like I've served the sentence for my crime and was hoping to get a mortgage in the next year. I hope this 'full factual' wont hinder the process.

If you hadn't "wasted many hours to get things removed" do you think that you would be in better position than you are now. Without your effort getting them removed you wouldn't had a chance of getting approved anyway.

It's never a waste of time when your trying to improve your life.

As many people have already said, it is a rarity. Toopoor's idea that they may become more common again is not far-fetched at all; still, I wouldn't worry to much about it.

 

OP, dumb question: did the loan officer have a current report?

wow, lesson learned from this is dispute bad tradelines off even when they are close to being removed due to being obsolete.

That sucks.

Now I am going through everything in my head that I disputed off vs what, if anything I just let fall off. ergh.....
