Noticed and have read some of the ideas for debt consolidation, management services and those who are teetering on bankruptcy itself. Contingent on the amounts, lateness, and overall projection of income, it can behoove a person to educate and gain counsel for which avenue is best. To do so, read read read these forums for advisal and see if it applies to your circumstance. Here is what happened in my worse case (real) situation. In September of 2010 I wrote my creditors to explain my current financial hardships. Out of the five creditors, One responded via phone. BOFA immediately required $200 upfront to be paid that day so I wasn't put into a collection category. I paid and was told someone would be in touch. Two months of more payments to them and NO phone call or phone returns. Finally I get a nasty letter saying I am to call this 800#. I do . With no idea what company or who I cam conversing with. Turns out I am NOT talking to BOFA but get transfer to a Debt Management company. They were ever soooo "nice" on the phone....and said they would send me the program details and how they could bring all my debts under one management plan. Bam! I get the contract and review it. I send it over to my lawyer because there seemed to be loop holes I was not going to fall into. Firstly they make no guarantee that they can get the APR down, secondly they want $40 per month processing fee for a 60 month program...(you do the math)....I'm trying to get out of debt NOT add to it!. Upon advisal from my lawyer I opt for plan B. PLan B was: Write letters again this time offering them a payment plan that was suitable to my budget. I turned over my monthly budget and gave them the option to take it or turn my account over...I was tired of negotiating . Immediately I got three responses. Each one for even lower then the 6% APR that I was targetting along with the 5 year payback program. BOFA went down to 5% on each of my cards and closed account. Chase wouldnt budge under 6% but then again I got my payments lowered to where I could make feasible payments. CITI out and out refused to deal with me so they are keeping the account open and late pay...so be it. Household (yeah the least favorite of mine thu out the years) actually did a two month freeze ( no charges allowed) and I made two healthy payments that brought me up to current, so they at least worked with me til I got my footing. So my advise to folks is: Be persistent and pesky if you must. At some point someone will listen to you and then the negotiating must be a win win for both sides. They win by getting your monthly commitment, you win by keeping it within the budget that doesnt break your bank or cause you to go without the basics, food, clothing, shelter. BTW a NON profit Debt Counseling management can make up to 8% off your account, now that is 8% of your hard earned money that you are trying to avoid losing...is it really in your favor to pay someone else to do what you can do?

Question #1 answer: In my experience- Citi is a wildcard at entering folks into the program with just one late pay. Question #2 answer: They often can review your report based solely on which Agency they report under- Trans, Equifax, Experian.....They rarely can get all three reports so if you have accounts only listed under another credit bureau, it may be a blessing... Question #3 answer: Often they close them each as part of the agreement into the hard ship. Now my question back to you is : What would be the point in going into a program that you willing closed the account on? Basically the decision to close the account of your own accord held you to the terms at that time. I realize you maybe going thru some economic challenges.... -
Chase CIT- that's just stinkin' thinkin'

Chase- For three years 5.4% , just last month- slapped with 14.99% CITI- Was Promo 3% ( sweet!), Now they have me at 7.99 % All my cards have gone up by at least 4-7% from the year before. I carry 5 cards, only CITI is willing to work to retain my business, BOFA just keeps edging up the rate every quarter. Most times the letters they send are comical. Get bailed out by the govt then say due to the economic hardships they are forced to re-evaluate the card holders account and re-adjust the rate. Adjust it DOWN , not up! An Older timer on here once said, IF you PIF what does it matter what the Interest rate is...I stand by that reasoning. PIF and it really DOESNT matter. -
you are required to remain in residency until the foreclosure meets term. At which time the Bank or mortgage company then can request removal. Often the renter is compensated for the inconveniece. The Lease (rental agreement) remains in force . If you are told otherwise by the Landlord, contact a lawyer. The rents still get paid in accordance to the lease. You do not withhold it .Pay on time so there are no reasons given to evict you prior to end of term. You can though send a Letter of Intent to move and ask if they will waive any early terminations if you are still 4 or more months from end of term. sometimes This creates an OUT for both sides. Be aware that you will probably lose your security though when initiating an early end. the part I caution on is: Should you meet term ,the LL is STILL required to return your deposit less any damages per the lease terms. The Management company who is overseeing the property isnt responsible to give information on the alledge foreclosure information. IT is private and between the Mortgage company and owner. Technically it should not have been opened to anyone but that person (s).

was your goal to get this off your credit report or to finally have it off the public records where it may still be sitting to be re-entered by the CRA as valid. The courts will usually proceed at a longer length then two weeks. 1: Examine Satisfaction of judgment. Both sides usually sign and concede to payments having been paid in accordance to judgment amount or privately agreed amount. 2: It is then signed by the judge 3: It is sent over to the recorder of deeds/records, where it is then entered in to the system and filed as satisfied. I would be completely amazed that the courts rushed so quickly to have your file closed in two weeks times. I would strongly suggest you get all copies of filing to its closure. It may cost 20- 30 bucks for copies but will save you in the future should this get re-entered on your report.

The two forms that seem most effective at 100% rate is abstinence and tubal ligation. The sponge contraceptive is spermicide with a a false sense of barrier (sponge) blocker. Sperm is smaller then any of the pores from the sponge. What makes it sellable is its not affecting other organs or hormones like the pill does. The long term effects from the pill is what folks should be most alerted to. IT comes down to preference .

I can assure most that for some that take the vows and have their world tumbled into divorce, it WAS anything but easy. Some folks consider the kids, the finance, the hardships and in no way THINK its easy. It ranks up there as one of the top stressors when trying to move on after years of commitment. In some ways one becomes jaded about the marriage concept and where is that dern Marriage for dummies handbook that a relative needs to hand out! Some folks (myself included) had to learn to enjoy being single, independent and self reliant BEFORE embracing a long term commitment. Marriage has different meanings for folks, some do it for financial gain, some for status, some because they are plumb tickled to be a part of that persons life. I haven't met someone that marries "for worse" or" for sickness" and they are in the vows....

Adam had more stage performance and style. Kris had more instrumental skill, thereby making him a shoe in to those that constitute that a perfomer understand the music and its composition. They each carried uniqueness and not the "A typical Beetle Bop gum chewing styles" My absolute favorite moment of the two hour show was Kara. She had more class and skill in her two minutes of stage presence and she did her stint for charity . WTG Kara for showing that you can have class without bearing your ( edited for the general public).

Recently changed residency after 20 years. The older place had all things included Heat,water,sewer, trash, parking spots, lawn care, maint (24hour)- (except, cable-electric)- , all paid for thru the rental payment. I wasnt til I came out of the dark ages that I got my first water/trash/sewer bill! Holy moses! THey had so many tact on fees and local/municipal taxes lumped in that it was MORE then the usage charge! Ohh and to top it off...Its allocated! So we NEVER get to see how much the trash charge is in actuality, or the EXACT amount of water usage that my tenancy used. So why even try to conserve water if the neighbors toilet is constantly running! We each have to split our building water bill evenly! (even though we have individual water meters!!) A third party billing service out of California sends the bill and then says- We dont accept payment, send payment to your landlord. It is the lamest service that itemizes yet doesnt show how they computed the cost. SUch as: Your building used 25 thousand gallons, last meter reading was yada yada. I swear they make up numbers. Can you imagine getting an electric bill that says Line ITem: You owe 2000$. No explaination of what you personally used but fear not! Just pay your landlord....or get evicted in essence.... SO I get the OP's frustration....

How to make all statements cut on the same day?

If a balance is showing and its delayed further then the interest $ accumulates on the balance. Pushing it ten more days is ten more days of more interest they get to collect on.....( This is based on someone whos account carries a balance from one month to the next). -
No Minimum Payment Due! --- Chase Rewards Card

oddly enough, after reading this post, I checked my chase statement and it had $0 min payment due. Strange since my theory is If I respectfully charged anything then I graciously pay it back accordingly. Often though I check the date of statement closing and make payment the next day so as to deter any cause of payment lateness. Its been working for the past three years and keeps me on my toes! -

Much of this board is referrals for places to guide folks on being informed. Would someone have a website or a consumer site to aide in the following: Recently had to fill out rental applications which stated that credit history combined with rental history score would be used to determine eligibility into the complex. What struck me is I know I can request my credit report yet I do not have information for how a rental score is recorded. Who maintains that? Yes the obvious is to call past landlords but even they dont have to give up the information of how they reported a tenant. So if anyone can help on finding out as a consumer where I can write to get a copy (especially since I consented for them to pull such report) then I would appreciate it. Does this separate report still fall under the FCRA? For anyone who is a landlord I am sure you know of the tenant background check that can be used to aide in making sure you have responsible tenants. Just looking to see what I can do as a consumer to assure that my information is correctly reporting. Thanks!

Its reporting thru our local bank that we have a business account with. Its issuing card is the banks with the visa logo. I'd rather not divulge the employer name here. This is a public forum. Its reporting to all three bureaus. I agree Toopoor- Thanks for pointing out those details!
