  2. Be careful about that annual fee. I had mine charged one month before it was suppose to charge. It was kinda weird since I had the card two years then on the third year they charged it early. I got it removed and forgiven for a year. I only keep this account open for age and my fee is only 29 a year.
  3. Please document everything with Nationstar. Some people don't have trouble with them and others have a nightmare on their hands. I was sold to them by GMAC last year and I am very leary of Nationstar. They used to be a top foreclosure company that ranked right up there with Ocwen and EMC Mortgage. They still have their debt collecting company and they use it. I document everything from this company. They are not getting my home without a fight. Hope this helps.
  4. no baddies, installment accounts are my student loans that I have had since 1998. I have 10 cards total and all are under 30% utilization. no mortgage, no auto loan as those are in hubbies name.

  6. I can't believe that I have paid on time for three years now. I have kept utilization at 30% and below because I didn't want them to cancel the accounts. Granted I don't have very high credit limits to begin with. I can't get them to increase the credit limits like they do for most of you guys. I ask every 3 to 4 months anyway. My highest limit is $1500. I have had one account closed for being such a good customer. I have had several decreases and my scores (low to mid 600's) don't seem to go up but maybe a point every month. I have brought down my inquiries. Cleaned up what few collections I had. If I apply for credit, I get some bs line about accounts have not been open long enough. Three years of on-time payment history is not long enough??? Or I get your historical utilization is high compared to your credit limits. What does that have to do with my credit today? That was seven years ago on an old closed Citi account that I kept in good standing. I am really beginning to wonder if I am going to stay in credit hell till I die. ugh!
  7. How do you keep from getting robbed? I keep my health below 20 but somehow I manage to get robbed and have to go fix my properties. omg, this game is addictive.

  9. I think this is how they are suppose to be modifying our mortgages. This is for fannie mae mortgages only. I posted under the foreclosure-loan modifications forum too. I thought it was interesting reading since there are so many that need to have their mortgage modified and no one knows really how this process is suppose to work since it was just unveiled.   11. Check out the FTC and EMC Mortgage. They have been known to not to credit payments properly, charge for homeowner's insurance that you didn't need and other shady practices. I had a foreclosure with them that I am 90% sure was not legal but found out about it a little too late to do anything about it. Good Luck

  14. Our mortgage just got sold to Nationstar Mortgage. We were with GMAC Mortgage. I know at one time they were a subprime company but I heard they were trying to go legit. I hear they are like EMC Mortgage and liked to do foreclosures on fluff. Also got first statement from them and at the bottom of the letter were the mini-miranda of bill collectors. The statement is confusing and not right on what we owe. I called Nationstar and found out they have a collection agency too. We have had no lates with GMAC so I really don't know why we got sold but do know that GMAC was in trouble. What do you mortgage pro's down in Texas know about this company. I'm scared, Help.... pm if needed
  15. I don't know if I can post this or not.. but here goes..Sorry if I boo-boo'd. I live in Arkansas.. The best place to find foreclosures in this state is realtytrac.com, your local bank or realtor. They are really hard to find in Arkansas because there is no comprehensive list here.
