also found out the county site says the landlord still owns it but the bank sent her a letter saying they own it so her lease is null and void.

 

definitely a warning to anyone who rents..you never know what situation you will run into.

I wouldn't trust what the county website says. They are notorious for being slow to update land records. (I don't know about your county specifically, but I have to deal with several different locations and I nave noted that they always take forever to update land records online).

 

In most places, if there is a lease in effect, selling the house won't void it. However, your friend is no longer under a regular lease, she is now "month to month" since the lease was never renewed for a specific period of time.

This was what I referring to when I said "what lease" and Oc said there was a lease.. no there's not.. it was never renewed.

 

My lease specifically says that after a year you are automatically on a month to month unless you want someone to move in with you, then you can add them to the lease and the lease is renewed for a specific time. Otherwise.. there it's month to month.

i had to make an IT call to her house over the weekend and got even more info..the bankers boss called her and corroborated her series of events and assured her the banker woman wouldnt ever be back as long as the rent is paid on time..also acknowledged her 90 days

 

which of course means they did try bullying her out of there and pretty much admitted it..they probably succeed a lot of the time too because people dont know about this new law
