  1. Hi all, I need some help! Selling my home and working with the current renters in order to qualify. If they can't qualify, then I need to refinance. I'm currently paying 7.5% interest. Whichever way this goes, I need a loan specialist in the worst way. (My score was around 750 last time I checked). The renter is VA loan eligible - has around a 720, 56% DTI and can't put his wife on the loan due to past credit issues (Texas). Renter is retired military income and also has income from another job. Quicken Loans stated that for a VA loan, he has to be under 50% DTI. Home price is $200k. I know this renter extremely EXTREMELY well and I'm willing to help them as much as I can. I just need some creative or helpful solutions/advice and an aggressive broker who can give him some dialogue (Quicken wasn't very helpful). Anyone have any ideas or positive experiences in this area? Thanks!
  2. Hey, I have a few issues that I need some guidance on - and I don't want to be a jack-wagon and screw this up! I need some advice on how to deal with Charge off's from 6 years ago. I have two and nothing has worked! I'd like some help if anyone can provide it!!! Stupid STUPID!! I'm not stressin :S
  3. THANK YOU for answering. I really do appreciate it. Three letters are in the mail and on their way to the CRA's. Whychat, I do greatly appreciate your help. I don't mean to be a pain in the tail, but I did not understand and didn't want to do anything the wrong way and try to fix it later. Thanks
  4. Will begging help? Since it does not say "medical" is this a HIPAA issue, or should I go to the credit forum (or Texas Thread). GEMB/Care Credit is the TL, and that is who I had credit with. My job depends on clearing this (and two more accounts - Capital One and Bealls)up before my next background investigation in a few months. Please and Thank you!
  5. No, it shows GEMB / Care Credit There is no other designation on the report, nothing that shows medical although it was for a dental procedure. I'm really stuck on this one. If this one were off of my credit report, I could breathe easy. I'm just not sure what to do at this point. Are you saying that since there is no medical designation (even though it is for a medical procedure) then Care Credit is not an OC? And, since there is no medical designation on the TL, then I shouldn't use the HIPAA process? I'm not really this dumb, and I am trying to completely understand what my options are. I really need this to disappear in ANY way possible.
  6. WhyChat - I still have the advice that you gave me in 2009 - although I know what to do (thanks!) I am have some question about how I should tackle this. I'm finally in a financial position to actually have a plan in place to try and tackle paying the OC - There are no CA's reporting at this time. My security clearance for work depends on getting this TL removed. No security clearance, no job. I know that I owe GEMB/CareCredit $4,500 (this is total, with all crazy fees). This debt is actually from 2007 (ish?) Should I attempt to NICELY REQUEST, BEG, etc. that the debt be reduced? How would you try this (if you would). I live in Texas, SOL is 4 years, and I do understand that CR reporting timeframe is 7 years. Would SOL for attempted collections have any bearing in a HIPPA process with the OC? Thanks for your help, I did search extensively and couldn't find this addressed. I know that you probably feel like you are stating the same thing over and over!
  7. Maybe she had a good pilot...even with big metal, a good pilot can put the plane on the ground smoothly enough that some would not even realize it had touched down. Not everyone with the FAA cert bounces their craft... (my goal even with just the single engine stuff I fly personally is to put it on the ground so smooth that you could be drinking a beverage and not spill a drop). Maybe asleep and wearing earplugs or other noise-canceling device? Even without plugs, I know that I have slept through the announcements before... Yeah, you get a little desensitized to it after a while. The FAR bigger issue here is not that polly princess got left on the plane by accident, but that the FA's did not conduct an adequate security sweep of the aircraft as required by the 49 CFR. That - is a regulatory violation which I am sure is being written up as we speak. My H2B flies 737's for one of the majors. They like to call landing well "greasin' it on". That's actually reps, when he can land it so smoothly that you aren't sure you are on the ground yet. He STILL tries to impress me with his stellar landings, I get a phone call from some far away city "Hey baby, you should have seen it, I had a massive amount of tail wind, but I really greased it on!". What I can't understand is how she could sleep after the landing, with flaps up to slow down the aircraft. That usually has me clutching for the armrests to stop from eating the back of the seat in front of me.
  8. Also, there are a ton of ways to get free miles for different sign-ups or credit card applications. FlyerTalk has them listed, and is a wealth of information! I usually fly free as non-rev, H2B is a pilot for one of the majors - and I work at airport(s). Learning how to over-manipulate the rewards system can become a full-time hobby!
  9. I remember kids selling the cinnamon flavored toothpicks. That was the big thing. One small vial of toothpicks soaked in cinnamon oil solution. They were just priming us for crack later on.
  10. JerseyJR, This is a medical account. Head over to the medical forum and go the Whychat HIPPA route. That should take care of it!!
  11. I can handle a disruptive child within reason, but maybe the woman started drinking in order to chill-out about the ill behaved kid behind her? I feel your pain, but that is one very good reason I didn't take my kids on a plane until they were older - at least the boy child. He was a monster. So, I know their little legs don't bend at the shin and their feet stick out - that should be a gimme for the poor kid - lets see you sit with your feet planted for hours and DO NOT MOVE THEM for the duration of the flight. You can't fly that way and neither can a kid, but I would love to see the air carrier attempt to put the empty seat in front of a kid (if they have them). What I want to know is, why do people feel the need to grab the back of my seat (and a handful of my hair) when they hoist their butts out of their seat to go to the bathroom. I hate THAT!!!
  12. *************SPOILER ALERT**************** Dr. Bailey doesn't do fear very well. I caught myself almost laughing when she was on the floor trying to act scared. The pregnancy/miscarriage was too convenient timing. They should have made her pregnant a few episodes ago so that we could have at least gotten into THAT storyline. I might have shed a tear had they done it that way.
  13. And we're the three best friends that anyonecouldhave.... The part where the angry little guy pops out of the trunk? I was crying. "he said that a good dentist could pull out his own tooth"
