  1. On may 7th received preapproval for $250,000 with 5% down and with contigency to sell our existing home. We sold our home June 29th. Tomorrow we are scheduled to see a home that we love and have a good feeling this one it. We called the mortgage broker to get updated preapproval since its been almost 90 days and was told by broker bank now was 20% down. We have no idea what we are going to do. We do not have 20% to put down. I am sick to my stomach over the fact we sold our home and now cannot buy a new one. The broker told us "banks have tightened up". Should I try someone else? I'm assuming a broker has many different banks they use and they are telling us no one can help us. Scores are 690-700 and there has only been a few points difference since the first preapproval and this is because the score dropped when the old mortgage was paid off.
  2. I am having a terrible time trying to get a dispute notation removed from my report with transunion. I requested they remove the dispute remark from 3 account and they removed it from 2 and left the one from wells Fargo on my report. Wells Fargo sent me a letter starting that they put a request in on April 3 to have transunion remove the remark. I faxed this letter to transunion. Yesterday I asked wells Fargo to put in another request and then emailed me and said they did this for a second time and transunion do receive the update fairly quickly. I just checked and it still there. Getting this remove is very urgent and at this point and I am starting to really freak out that I am going to miss out on my dream home because of this. Does anyone have direct person I can contact to escalate this matter? Regular customer service is giving me the run around.
  3. My fiancé and I have a joint checking and savings account. We have had this for probably a least 5-7 years jointly. About a year ago we decided we would start looking for a new house this summer and the mortgage would go in his name. Since he is the only one who would on the mortgage, I opened up a separate bank account last year in my name only so that I could pay my debt separately and it not go under his name. My pay check goes into my account and it pays for bills that are in my name. His paycheck goes into our JOINT account and this pays for all the utilities and current mortgage payment (all bills in his name). Well, anyways, it never occurred to me that my name was still on this account and that it was considered joint (duh). Is this going to be a problem when he goes and applies for a mortgage and he shows 2 months bank statements and my name is on them? Same thing with the savings...$20,000+ in savings but we are both on account. I do not think the bank will let me take my name off of these. If this causes a problems, can we close these accounts out and open new one with his name only? He plans to apply for mortgage in May. Also, when we sell our current house I estimate we will net at least $40,000 in profit. He is the only one on the mortgage but my name is listed on the deed. Is this profit going to be considered "ours" or just "his"? He plans on using some of this money towards down payment for new place so our plan is to deposit all profit into the savings. If it is considered ours, can I gift it all to him?
  4. Ugh...not the answer I was expecting to hear. I thought if he was working in same industry and since he received overtime at last place (although not as much) that would be enough to show stability. Since we were hoping he could qualify for $300,000 guess it will be another year until we get to move. Thanks for the quick reply.
  5. My fiance started a new job 1 year 2 months ago. He is working in the same industry, just a new company that has a lot more work. In 2010 he was making $16/hr, total for the year with his overtime was about $51,000 on W-2. He started his new job December 2010 and for about the first six months of 2011 he was in training and did not get a lot of overtime. Then when he was actually working in the field he got a lot of overtime. His base pay for 2011 was $22/hr and with overtime he was about $85,000 on W-2. This year his base pay is $25/hr and currently has a YTD total of $21,500 so as you can see he is earning substaintial amounts of overtime pay. He works in the natural gas industry where 80-100 hours a week is "normal" and since we are in an area where the industry is booming, there is no shortage of work. With this said, I'm wondering what income will the bank will use to give him a preapproval amount. I think I read somewhere that they will take 2 years W-2 and average it. Is this correct? So they would take the $51,000 and $85,000 and get average income of $68,000? He is planning on getting a pre-approval in April or May. The only debt that he has in his name is $150 monthly payments which is one of my student loans that he is a co-signer for. He has about $25,000 in savings and will profit close to $40,000 on sale of current house.

  7. Yep, me too. Did my boyfriends taxes on 1/25, mine on 1/26. Both of ours were supposed to be deposited last friday. He gots his and mine is delayed till 2/26. It says do not contact them until after this date. I am not happy...
  8. Yep, that is what I was told by someone at the post office when I got the same letter awhile back to take the test. You would work when needed and it could possible lead to a full time position.   10. I was out in Palm Springs last year for a trip I won from work and they had a palm and tarot readings and I did both. The palm reading was a joke. "I see a wedding in your future" (I'm sure my engagement ring didn't give that away) "Your very motivated and give 100% to your job" (yea, that's probably why I won this trip) "I see stress in your life" (Um, who doesn't have stress in their life) Now, the tarot card reading was so great. When I sat down she did this thing with a crystal ball on a string and held it up to my stomach. The first thing she said to me was "why are you still made at him?" "he knows he should not have drove but wasn't thinking" Now, my brother died about 6 months before this trip in a car accident because he was drinking and driving. I was in the stage of anger and was going through a hard time. She also knew that I was questioning my engagement. She told me that a love from the past would contact me soon. Less than a month later my ex-bf called me to see how I was...we hadn't spoken to each other in over a year and he was a reason why I was questioning the engagement. I only did this because it was free and thought it would be funny. I never would have thought she could have been that dead on...I don't talk about my brother & the accident very much and I definitely didn't mention it while I was there. I'm not sure how she knew.

  12. Yea, I could but as of Jan I will not have any income. I thought that it would be pointless for me to be on the mortgage if I am not brining in any $$$. No, the bank account is in my name only. Maybe the bank will let us add his name to the account???
  13. Hello there...My boyfriend and I rent right now. We were not planning on buying a home until I graduate from college but a house that is perfect for us just went up for sale. I am a full time student and make very little money. My boyfriend makes about $4000 a month (gross). All of our loans and credit cards are paid off. We recently spend the last 2 years paying off cars and credit cards so we do not have much money saved up (about $4000) The house we are looking at is listed at $94,000. As of Jan, I will not be working so we would be getting the mortgage in his name only. His credit is decent...Middle score is about 660. My concern is that he does not have any bank accounts. For the past 3 years, he has had his check direct deposited into my checking account and I have taken care of the bills. Are bank statements required to get a mortgage? Should he open up a checking/savings account and wait for a year before we start looking. I also use my checks to send the rent each month. Our landlord did say that he could write a letter stating that rent was paid on time. He does have his W2's and paystubs. Any info is greatly appreciated....
