The House is almost finished, I would say it is 65% done. The city has so many delays for inspections. The counter tops are delayed, The AC units are in the wrong place.

 

As far as I can tell the money side is up and ready to do.

 

I hope the tax credit is extended, I got a funky feeling we will not close before the 30.

 

We were suppose to first close oct 28.

I like the idea of building a house.... But I do not think I will do it again.

 

Pros- It gave me a chance to clean up my credit,

 

Cons- I got a major headache, The stress is unreal. I have been micro managing this build. I think a major weight will be lifted once we close.

I feel your pain, when we put in our contract for new construction, we were supposed to close in Nov. Closing has been pushed back to at least Feb 2010 due to delays. Which causes more stress because now we have to move to a temp apartment to avoid paying rent in excess of 2K/month for a short term lease at our current apartment.

Ummmm, Agent just e-mailed change order, Has date of closing and the time we are suppose to be at the lawyers office. Finial walk through will be 3 hours before closing, 1st walk through will be a week before that.

Dang underwriters, Lender just called me, They need another Social Security award letter, ( I just faxed that to him) He is about to e-mail some papers to sign, I hope it is my rate lock papers.

OK, It was not the underwriters wanting more paperwork, it was the lender wanting to make sure IF it got to that point the underwriters will have everything they need...

 

My lender told me we going through automated underwriting system (AUS), through USDA. Which means no manual underwriting. Unless something pops up. and if it does, then the paperwork will be there already.

 

Also, the test we had to take, Although it is no longer a USDA requirement ( It use to be) it is something my lender requires. HE says it looks better.

 

He assured me that we will close on the date ( I will not say it out loud afraid I will Jinx it) USDA in this area was taking 15 days, with the high demand of the tax credit deadline, Now it says it will be much shorter now. ( 8-10 days). He says everything will be ready for closing.

 

I did go to the house yesterday, the electric is on. The lady who cleans the house top to bottom, had her her stuff in the house. The painters were there doing touch up work. I even saw our welcome box sitting in the kitchen. My agent told me it was ok to order utilities, and transferee the electric to our names and have them set for the date of closing. She ordered our key pass for the amenities center. She told me the day before our finial walk through they will pressure wash the drive way and sidewalk.

 

We close at 11am, we do our walk through at 8:30. DH has taken off of work.

 

Sorry if I am ranting, my stomach is in knots this morning.

Builder just called, She wants us to walk through the house with them Monday @2. The house is all ready. Heck if we can push our closing date up, I will be able to sleep at night. DH and I are doing one with the Agent Sunday morning. (As always men see issues where there none.)

 

This is a walk through is to make sure EVERYTHING is to our satisfaction before the the Final one day of closing.

Well the appraisal came in this afternoon. I just shot it over to Insurance company. I guess it is good the house appraised for more than we are paying for it.

My LO just called, He said "The underwriters just wants to clear some things up" Can you come in tomorrow At 9? Of course I said yes, He responds and says See you tomorrow and we will package this loan up.

 

The Mortgage company I am working with, does its own in house underwriting.
