Just wanted to say thanks to everyone for all the help on here. It came down to the wire, but we closed on 6/29. So excited to be in my first real home. We went FHA at 3.75%. Very glad the process is now over. It was very stressful and we did not even get clear to close until 1100am that morning. Well worth it now though. Thanks again. I could NOT even imagine owning my own home when I joined here.

I had a collection on my credit report that was also from 2007 that I paid 2 months ago. No real change in my scores, but this does still show as a recent collection. Thank goodness it will still fall off in 2014 or sooner, with any luck. YMMV, for me it did not make a difference, but it had to be paid for mortgage. I'm going to try another round of disputes to have it removed after we close. It was a medical that settled for about 25% of total. Older collections are definitely easier to settle with. BTW, FACOs increased slightly, FICOs stayed the same. LOL PS - not saying you should pay it, but my lender was adament about it being paid.

Just and FYI update on removing my dispute notations. Experian is the best and easiest. They removed promptly. TU removed on first call, but since notation was supposedly put on by the creditor, this came back when updated. Required a call and a faxed copy showing statement (with other info blocked out) to the creditor. EQ appears to be my hardest. They didn't want to remove or deal with it, wanted all calls to creditor. Thing is.... this was just a stupid statement saying disputed by consumer. Only, these accounts were never disputed. They were good accounts without any problems whatsoever. $0 balance.

The homepath homes I looked at also had lower downpayment.... 3%, instead of 3.5%. But this doesn't apply to all of them I think. Still, this could be a better option for some.

I tried this a few days ago and got a bump from 500 to 700. LOL. No hard pull, but they still could not tell me why the small bump. Never had a CLI and its been opened since 2010. My equifax is 698 and I believe thats who they use. Its had a $0 balance since right after Xmas and I rarely carried any balance. I figured I would at least get the 300 like everyone else. Wondering if I close it next month after my settlement and reopen following month if they will allow a higher limit since scores are much better than when it was opened. My BB store card has remained at 400 since its opening at the same time and they denied my request for CLI. It always says its the max allowed. Just wondering if anyone has closed their nongrowing BB accts and then reopened with a better limit shortly after. -
My middle score is 698 and same 3.75 rate for me as well. Your score won't matter as long as its above the minimum requirement. Your rate will vary based on the day you lock in and the daily rate.

Macy's is uber sensitive when it comes to credit scores. If they see anything they don't like, they will decrease it fast. They kept changing mine a few years ago... was at 1k, then 500, then back up, then back down to 300. After about 4 months of this, I closed it. I rarely shop there anyway.

I think he was definitely confused...he was saying I didn't meet the aged 2 years since last activity requirement. I kept trying to explain that it isn't a bad acct, its just mistakenly marked disputed, there should NOT be a problem. He said that he understands that but FHA does not. I'll try on Tuesday to see if the dispute notation can be removed, but its very frustrating that they are even concerned about a CC account that is current, never been late, but some stupid CRA marked as disputed years ago. I even offered to close it, but he said that would not help.

I created an Excel spreadsheet that I set up to show me CL, balance, utilization percentage of CL, due date, date of last CLI, and last payment amount and date. I'm anal, but its sort of nice since I can see how much of my total utilization is being used. I update it regularly and highlight in yellow any cards that do not have a balance, so I know which to make a small charge to. Not as easy as getting an email reminder, but I look at this at least a couple of times a week.

Recently went through application for mortgage (another one, NOT a SS, LOL). The lender said application looks great. DTI is good, but he needs me to remove disputed account notations off my credit. I contacted the CRA a few weeks ago to have this removed and it does not show on my credit pulls anywhere, but still shows on theirs. Its not even a disputed account. LOL. Its 2 CCs from 2006 that somehow got noted disputed, but carry a $0 balance. My lender showed me the guidelines and swears that disputes have to be removed if they meet the criteria...which is less than $1k AND date of last activity more than 2 years. I have NOT even used these cards since August of 2011. They are an old Orchard card and a Household bank both funded by HSBC. If these aren't really collection accounts or bad accts, does the criteria still have to be met? They are both in good standing (never late), just show that stupid notation of disputed. I just KNOW I'm going to have trouble because they aren't showing on my reports, only the mortgagers. When I spoke to the CRA reps last time they were very nice and the notations were removed from my reports within days. I really want to have them fixed if they are indeed not even being counted in my FICOs since they are genuine good accts. Is there a different source the CRAs send to lenders than we get when we pull our credit? FYI, he already got the automatic approval from computer UW, so should I even be worried about it if I can't get it removed by closing?

FYI, I have a Kohl's that was opened at $300 limit in store back in Feb 2011. They bumped me via phone call to $1k before xmas last year. I called to see about another CLI a week ago...denied. LOL. Letter stated EXP score 699. Stupid reasons... too many inq obviously (12, but like 4 are car shopping, 5 are mortgage shopping), age of accts (5 yr average), and a paid collection from 2007. I do use it very frequently and pay it off. Probabably ran about 3-4k through it since I've opened. I still love their 30% off coupons and kohls cash back. LOL. Figure once I settle on house in June, maybe they will all stop using that damn no Real estate accounts excuse and my chances will be better.

You did not follow the "Why Chat" HIPAA letter program AT ALL. I don't know if you followed ANY of it!! Did you opt out?? Did you delete old addresses?? Did you send to each CRA the initial dispute letter?? Did you get ANY response from the CA that DOCUMENTED that they had a CURRENT business relationship with the OC?? If you did not do any of the above, then all you have done is throw $$ down thw drain without any possible benefit. The OC is NOT obligated to "comply with your demands" in any way shape or form. Actually, I did all of those. The only thing I did NOT do was send FULL payment to the OHCP as you suggested. I was hoping to save myself some money in this instance. The CA sent me copies of the OHCP bill and would not negotiate with me at all on PFD. When I contacted the OHCP, they kept referring me back to the CA saying they were handling the account. I was hoping to circumvent any dealings with the CA since I have gotten the same rude man on the 2 occasions that I had to contact them by telephone.

About a month ago, I posted regarding a CA that was reporting for a medical bill that I needed to have removed for settlement for a mortgage. I followed WhyChats process (mostly) and sent the HIPAA letter to the original health care provider with partial payment and a fee schedule. This was received and I have a CMRR dated April 9, 2012. I checked about a week ago to see if the payment was cashed and it was not. I decided to contact the OHCP a few days ago and see what was happening since my 10 days had passed with no response. The person I spoke to said that she spoke to her manager who contacted the CA. She stated that the CA decided to accept my payment (and that it has since been cashed) and would be pulling this back from the CRA. I really don't want to chance calling the CA to find out status. The gentleman there has been less than polite on numerous occasions. My question is this...since my HIPAA letter specifically stated payment in full and that they would need to have collection agency cease reporting this to CRA, is the CA obligated to abide, and what repercussions do I have if they don't. The payment was made out to the OHCP, since they cashed it, are all parties obliged to comply with my demands? I really don't want this to appear as a paid collection and risk tanking my scores. How long should I give them to remove this from the CRAs. I was thinking of disputing this to see if it would be removed faster, but I just had some dispute notations removed and the lender is waiting to pull my credit again before close. Any help would be greatly appreciated. This is the last baddie on my reports and it would be wonderful for it to disappear sooner than 2014.

I paid a closed sears account on which I was an authorized user and noticed no difference in score if that's what you are asking. It still says closed by credit grantor, but now shows a $0 balance. The only thing is it will help your utilization. I don't really think it makes a difference otherwise. This didn't really affect my utilization when I paid it off, but maybe you will notice otherwise, as I didn't need the small amount of the credit line.

Kays Closed for Inactivity - Any neg impact?

I had my Jareds card closed for inactivity as well a few years ago. After a few months I decided I didn't want to lose that line and tried to reopen it. They would not allow me to reopen, they issued another account number and card. The closed account does not negatively affect my score at all. If you aren't going to use it, I would just let it be, otherwise you are forced to make a small purchase to keep it open (which I do now, but hate since its usually a waste of money - I rarely wear jewelry). I believe if the account is closed in good standing ($0 balance) it does not negatively impact you.
