jdkdan if your happy with National then you just need to ask yourself if saving the extra $20 really worth it? Sometimes having piece of mind is worth more than saving a few bucks. I would almost bet that Nationwide would sell your mortgage, it is very common but then again you really don't know. It should say somewhere on your paperwork something to the effect that they will or will not eventually sell your mortgage. good luck my friend ! Sofargone

jdkdan National City has probably already gotten a buyer for your mortgage. I doubt you will ever make any mortgage payment to them. I should be closing anytime now and I went thru Prime Pointe Mortgage in Scottsdale. The broker told me that my loan would be purchased by Wells Fargo and damned if I didnt get some packet in the mail from Wells Fargo yesterday. I would suspect one of the major banks will take over your loan once you have closed. Then the trick is to find out if the bank is actually toting the note or just servicing it as part of mortgage back securities. Sofargone

Why did you not need an appraisal? Don't they need that to determine your LTV ratio? That is one of the benefits of a VA Streamline all I needed was to be current on my existing loan. I didnt really have to furnish anything except another copy of my DD-214. Had I been required to get an appraisal I wouldnt have qualified as most homes in my area are worth less than is owed. jdkdan I am in the final stages of a streamline re-finance of my VA loan which will be 4.5% 20yr down from 5.5% 30yr of which I have just under 27 years left. Its costing me about $6500 which will be tacked onto the loan. My payment will be about $13 more than it already is. But shaving 6+ years off the loan is what I am after. Let me add that it was originally a 30yr 6.5. I then streamlined 3 months after closing to 25yr 5.5 and now streamlining again down to 20yr 4.5. Sofargone

If your at 6.5% I would seriously consider looking at refinancing. I am in the process of refinancing my VA loan from a 5.5% 25 yr fixed down to a 4.5% 20 year fixed. if your current on your payments you should qualify as you dont need the appraisal, income verification or employment verification. I think the fee's on mine were about $5500 but I dropped 5 years off the loan and my paymnet stays the same. Well actually its going up $12. All I am waiting on right now is a closing date and if the rates before I sign I could see 4% and save even more. I would highly recommend it as you will save a ton of money and if you choose could even drop down to a 15, 20 or 25 year fixed rate. It took my about 30 minutes to start the process and now I just waiting fr that call from the title company. Sofargone

If your carrier is UHC then dont get too peeved when they deny just keep appealing and eventually they will pay. I have had the same issue a couple of times over the years. I have even had to take my son to an out-of-network hospital for emergency care and UHC paid, not right away but after a few appeals they caved in. On the comments about Nationalized Healthcare, part of the blame rest with those people who abuse the healthcare system and look for any little thing to sue over, and then you have the masses of people who drain the medical system without ever putting a dime into it. Nationalized healthcare will only make the problems worse. Yeah everyone will have insurance but how good will it be and how long will you have to wait for certain procedures. Its a disaster of unknown proportions. I wish you luck !! Sofargone

My house in Brazoria County is insured thru Foremost and like you and have to pay jacked up rates for being in a hurricane zone. May wanna visit Foremost website, I have had no problems at all in 5 years with them. Sofargone

My personal opinion is that Rosie probably does believe that. My personal opinion is that she'd have no reason to believe that, as the troops are not acting of their own volition, but are rather following orders issued to them by command (unless I'm missing something in the way our military works). Whether or not she thinks our president is a terrorist is another matter entirely, though. I further think it's obscene and extremely childish to imply that anyone who disagrees with this war is against the troops. I have not met a single American, whether Liberal or Conservative or somewhere in-between, who wants to see any of our sons or daughters in uniform harmed in any way. Have you? Has anyone here? I also think that Rose is more difficult to like than EH. EH is easier on the eyes and comes across as a gentle soul, while Rosie is clearly extremely passionate and not nearly temperate enough when offering her opinion. Rosie is nothing more than an "attention whore". Purposely instigating arguments with EH and now since she isnt getting any luv or her flowers kissed by the other View hosts she just decides to bail. Just wanted to tell Marv thanks for all the info that you have posted that I have put to use. And thanks also to the membership for all the questions and answers to questions. The search button is a wonderful tool and damn if it isnt one of the best ways to gather info thats already been posted. 2 weeks ago my wife and I purchased a 2005 Honda Accord EX with 20,000 miles on it for a pretty fair deal all things considered. We already had financing arranged and after dickering down the price of the car towards the low end of what we were willing to pay the dealer came back and beat our pre-arranged financing by 1.5%. Reading a ton of threads for the past few months and skimming valuble information from Marv made this deal go thru real smooth. Thanks again to all. Sofargone

hoapres; The community that I am in is starting to fear mass foreclosures also. Here in AZ there was a buttload of people who had no business purchasing homes but were allowed to with sub-prime creative financing and now that the market has tapered off they are SOL and cant keep up with rising payments. Our HOA is owed so much money for late dues it is pathetic. Can you expand anymore on the "contingency plan" ? Thanks; Sofargone

Well Pfico all I can say is good luck as the CS offices are horribly mis-managed and I have always gotten the feeling the people who work there are on power trips because they can create havoc with people's lives. I would like the CS re-written so as not to punish the non-custodial parent but instead make the parent recieving the CS accountable for the payments recieved. And I dont want to hear about how this is used to pay for the utilities, rent payments, food etc etc. You have all those bills regardless of having children or not. I will prove to you how much they dont care. When I was divorced I was awarded custody of the 2 older boys and their mother awarded their baby brother. Guess who was ordered to pay support (me) and guess who was not ordered to pay support (her). I could have cared less at the time I was just glad to have the chance to raise 2 of the 3 kids. CS does serve a purpose but they need to overhaul the system and make it less of a punishment and into an entitlement for the child not the custodial parent. Yeah that is Brazoria County Texas and I have been dealing with them CS nazi's for many years now. They have an office in Angleton next to the courthouse and although I loathe talking to them people I am just glad I am near the end of my CS obligations. They would have a real hard time explaining why they refused payment when all attempts would be documented. Hopefully your DH is out of his mess because those people dont give to squirts of crap about the kids. Good luck. A word to the wise when you have a child getting near the age of 18 and they are not in school and are not planning to get back in school best petition the court for an *Order to stop Withholding* as they will continue to withhold from your paycheck until they recieve a notice from the courts. Doesnt matter if the child is 18 if you dont petition the court it will still be taken out
