It doesn't matter who owns the rental, your name is on the mortgage and you can't have 2 FHA loans. Unfortunately, unless you refinance the other mortgage to a different program, you won't be able to use FHA on your primary purchase. Thanks, that is probably what i will try to do (refinance rental home to conventional).

I would like to use a 203k to fix up primary residence, can't sell the original rental property (which has the FHA) because of the depressed area. There are literally 40 of the exact same type of home within a 3 mile radius for sale. Really, I wasn't trying to be sneaky, I swear. Is that what you mean by "out in the open"? Clearly this can't be done without a 20% down payment which is what I was trying to find out. Thank you.

I know this post is old, but i am still trying to work this - what if I formed an LLC (or corp, or some business) that would own the rental property that has an FHA mortgage? Would I have to sell it to the LLC and incur a ton of fees? And would this circumvent the "only one FHA loan at a time" rule? So Sixhose, LLC would own the single family rental property, and my spouse and I would own our primary res. Thanks in advance.

Most companies you have 30 to 60 days to cancel. I don't know specifically about Household bank. Call them. Alright, I guess I'll call them tomorrow. At least I know there's a chance they will reverse the fee. Thanks. I've had luck with this twice; once with CrapOne and I can't recall the other one. -

Several months ago, I noticed on my credit report that my RZMC was reporting "credit line suspended". I didn't really care at the time - have bigger fish to fry (only open a little over a year and has a 500 dollar limit). Then, I got an alert that "a previously dormant account has shown activity" or something similar. I pulled my report, and there was a $39.00 charge on it (I assume annual fee). So I call the India based customer service rep who confirms that it is, indeed, an annual fee. I say, yeah, but you guys suspended my credit line? So just to wash my hands of the stupid account that i never used, I say, OK, i want to close it. He says, No problem (is there anything i can do to keep you as a member? etc.). Since you are canceling within 30 days of the annual fee, we will waive it. Ok, thanks. FF two months later, i get an alert that the "balance on one of your accounts has increased by <some ridiculous> percentage. Sure enough, i receive a paper bill from RZMC a couple of days later and there is a late fee attached to the (supposedly waived) annual fee. I fired off a letter telling them in no uncertain terms to close the account (over a month ago). I now recieve a bill with a 0 balance, no indication of the account being closed, and the credit report still shows "credit line suspended". It blows my my mind how many times in a row they can eff up.
