  1. Thanks for the quick reply. We are under 600 like 580-590 (due to medical bills)so this looks like a few months away, hopefully rates will still be low then.
  2. We purchased a new home through Country Wide in 2006. All payments where made on time till 2009 when my husband was laid off. Over the next two years we had rolling 30 day lates and eventually 60 day lates until last fall. We where put on a payment plan last summer which increased our payment but we made each payment on time and finished the last payment in November 2010. We have been current since then and my husband has a 30 day late with is student loan from May 2011 all other bills are current. Our current payment breakdown is 137K balance,$917.94 Principal,$352.59 Escrow including $56.88 FHA PMI. I understand that PMI has increased to double recently but according to the calculators online we should still be saving $200+ per month with a refinance. What are the requirements credit wise for FHA streamline? What about job history? How much out of pocket would closing costs be? Husband has been in contract work the last 2 years but was recently offered a permanent position. I have been with the same company 12 years. We have credit card debt , student loans and 1 car loan. We paid no money down with the previous loan and know this is no longer an option, the house is work about 120k so an appraisal would not be an option. We live in TX and plan to stay in the home at least 5 more year probably more.
  3. We can afford it with my husband working. He is making more now that he did with his job that was eliminated in 08 and we never had late payments. We are not behind a huge amount we just need to catch up on the past due amount without an unseen emergency popping up before November. It was too much on 1 income with unemployment but we can make some head room now but the time frame they are giving us is very restrictive.
  4. Purchased home in 2006 for 150k FHA 6.25%, balance of 140k and underwater by at least 15-20k. Husband was laid off in Nov 2008 found work in March 2010 was laid off again after 30 days and finally found something promising July 2010. We have been running a 30 and sometimes 60 day late since October 2009. Ran through our savings last summer on car repairs and medical bills. We dont qualify for any Making Home Affordabe programs b/c my income alone the mortgage/taxes/insurance is less than 31% of gross income, we tried while he was getting unemployment and when he wasn't (began Jan 2009 ended March 2010). We get letters from BOA about "acceleration" and "borrower info packet cover letter" and each time I call and reexplain our situation. They run the numbers and we dont qualify for anything but notate when payment is expected. Well last month I called and mentioned husband had started working. The CS told us they could help with a repayment plan or foreclosure could begin and they could stop accepting payments from us, this was at 35 days late! I was hesitant but thought the plan might be doable if hubby doesnt get laid off again. We have already put our student loans in to forebearance for at least 3 months and used the skip pay programs at our respective car loan lien holders( we do not live near public transportation and work 45 miles from each other). My questions: 1.The CS told us they would not charge a late fee in this program. But we have begun to get calls from "Loan Counseling" which is BOA reminding us that late fees will continue till the loan is brought up to date and if we can make a payment NOW. This is so frustrating! We never got calls from them when I scheduled payments online for future withdrawals( I always scheduled the payment BEFORE the 30 day cutoff even if it was a month away). So will they charge a late fee? It doesnt make much difference but I wonder if this whole repayment thing was a farce. 2. Has anyone been able to get a loan when mortgage was less than 31% of income? Our combined student loans and car payments are over $1400 a month. We did not purchase new cars these are used cars that unfortunately began to have repairs not covered by warranty the dealer provided. Thats how we blew through our savings last year. Our mortgage is $1275 a month including taxes insurance etc. 3. We live in TX. Are they foreclosing at 30 days now? The letter was dated 8/6/2010 and was demanding July 2010 and August 2010 payment by 8/16/10. We had our August payment already scheduled online for 8/20/10. they used that as the "upfront funds" and scheduled 3 payments for September, oct, and nov at $1680 with a "cure" date of 11/15/10. 4. What happens if we cant make a payment on the 15th of the month? Lets say I need to move Oct's payment to the 20th of the same month. The verbiage in the letter said foreclosure can still occur while in the repayment plan. Additional info: We would really like to stay in the home! In our early 30's no children yet and feel that this is the most affordable area for us given our high debt load. We looked into selling and moving closer to my job since I have been same agency for 10 years with reliable income, but the rents are the same or higher than our mortgage and we still need at least one car since the area his current job is in does not have public transportation.The homes in either area are about double our current home value. In about 2 months I can borrow the money from a retirement account to catch up on the mortgage if i need to. This is last resort and I really dont want to do that. It is a loan and I will not be taxed on it(Government TSP Loan). We are upside down on our car loans we looked into selling them and getting something cash when he was first laid off. His car is almost paid off, mine has one year left.
  5. I started allergy shots in Jan. Got tested back in Oct 09 b/c of reoccuring sinus infections but did not want to go ahead with the shots. After a really bad case of bronchitis and asthma I decided to get the shots. My allergist doesnt test for bee stings. Several types of trees, mold, dog dander, weeds, grass etc where on the list. They pricked my arm for about 20 items on the list and it looked bruised for about 2 weeks. Would imagine if you want an Epi there would be easier way to go about it. I have one that I have to bring to all my appointments in case i have a reaction but it wasnt prescribed to me until I agreed to do the allergy shots. With me having asthma as well, the chance is really high that i might have a reaction. For me I have seen an improvement but still on allergy and asthma meds until at least the fall. This week has been a 'high allergy' week in the DFW and I came in to work every day which is a huge improvement over my past reactions to changes in pollen, mold, weed, etc. Missed a lot of days work last year due to my allergies so I am glad to have started the shots.
  6. Wow , just checked online and so the funds where released but they cut my credit limit to $600 I wonder i had paid the entire balance would they have just canceled the card all together.
  7. I bet those CASH PAYMENTS at the branch office teller window will BOUNCE SKY HIGH They have to protect themselves... Could be counterfeit! I saw on one news station where a truck driver received fake money from the bank. The bank said no way and would not take it back.
  8. They held that payment from available credit for 5 business days. They did apply it immediately to my balance though. From now on, any payment I make to them over $150 will be paid by cash IN STORE. I had put a lot through this card every month considering the limit is a measly $1500 but now I think it will be nestled in my sock drawer for a while unless absolutely necessary. Trying to get back to paying for everything using good old cash. 5 business days is doable. I will check back over the weekend or monday to see if it updates. My payments in the future will be in store as well! Doing a quick google search it appears they started this practice in the last few months or so and have several irate customers becouse of it.
  9. How long did it take for your payment to clear? I just made a payment on yesterday of $500 via the website. It cleared my bank this morning but available credit is not updated. Not in a rush this week, but next week we are renting a car for Christmas travel. I did not want to use a debit card b/c the rental company does a credit pull. We pick the car up next Wed which would be 8 business days.
  10. Did your daughter ever get an answer on this? I work for DOL and they removed SL repayment program before it even started. I hate that there is no consistency among agencys when it comes to student loan repayment.

  13. When i called and asked a month ago they told me they did not have any program that allowed skipping a payment. I am hoping the change to Bank of America will give more consistent answers to basic questions.
  14. I was going to get a gift certificate to a store in the mall but they wanted me to pay $5 for shipping for a $25 card. I think i have about 10,000 points now. Recently they alerted me that I will be paying a membership fee of $96 a year starting next month. So pissed about that since i did not have a fee previously,may just close it.
  15. I got this last year for $100. Had to file it on my taxes though which is a bummer.
