So we're in closing (supposed to close next week with FHA) and yesterday got the "approval with conditions" from the underwriter. Conditions seemed pretty straight forward: updated bank statement for last month, proof my husband was still in school (loans deferred for being in school), and a copy of our amended tax return/transcript. We filed an amended return in late Feb, and got our additional refund check the beginning of May.

 

I got the loan officer all of the documents within an hour, and he said they ordered the tax transcript. How long does this take?

 

Our original close date was 6-24, I just found out Monday the lender was pushing it back until 7/3 because it hadn't come out of underwriting. Well our sellers are moving cross country and apparently were livid. Our officer pushed the underwriter to get it done and it came out yesterday with those conditions for final approval.

 

From what I've read once we have that final approval we could close within a few days? Though our realtor still says 7/3 or later? We're so frustrated and confused right now!

Not a mtg. expert, but does the loan officer have to "order" one? You can usually get one yourself, in person, at a nearby IRS office. I needed one for something about a year ago. It probably took about ten minutes. Don't know if this helps, but may be worth looking into.

Apparently normally I could even get my own transcripts online but that service is now down due to the big hack :( I'm hoping that won't prolong how fast it will take the officer to get ours.

I could be wrong, but (the hack notwithstanding, I forgot about that,) I believe if you could do it online, it would still have to be mailed to you for official use (they stamp it.) Again, I could be wrong, but your lender is probably waiting for snail mail. See if there is an office near you, and call and ask.
