  6. Bigmanin - No, not upside on it..well, I mean I certainly hope not.....I better check on that! And,....it's actually a 2004 (not a 2001 like I said earlier)....and has less than 55,000 miles... Jop - I think I confused myself with the PMI thing.....the goal is to get over 700 for better rate, less points, etc. I just think we are so close to that now, why not really focus on putting ourselves in the best position to get this 30 year loan.....that 20 points on the credit score seems to have a pretty decent impact on the rate you get...no? And, GREAT POINT on the lower DTI ratio....appreciate that. So, I think we will try to refinance the auto now.....with either his Justice or Penfed CU (found them through you all!) that we've had open for about a year, including a CC. Thanks all for your input.....I just hope we aren't making the wrong decision now that might bite us in a few months.......fingers crossed.

  8. Awww, jeeesh! Worthwhile information, but damn. His credit score is not hardly really good...but, not bad either....650 or so on both....just checked yesterday. I will do as you suggest....find out about the mortgage situation before proceeding......assuming we may be able to get refi through our credit union.....I sure hope so..... Thanks, Marv! I've learned alot over these past couple of years peeking into your many posts.....thank you!
  9. SO, I POSTED MY QUESTION BELOW IN THE MORTGAGE FORUM, BUT I'LL ASSUME EVERYONE IS AWAY ENJOYING THEIR HOLIDAY....I'M JUST HOPING SOMEONE IN HERE MAY HAVE SOME INPUT. THANK YOU KINDLY. DH (well, almost...15 years and 4 kids later) and I 660 CS, and a mere 7,000 towards down payment. Since combined income is 130,000+, not so sure we would qualify for any of the special 1st time home buyer programs....so, we've decided to take 2,000 and pay down our highest credit cards to lower utilization....and focus on paying hefty sums in the next three-five months on those cards, again to keep lowering the utilization. The goal is to improve our CS to over 700 so we can not have the PMI on the mortgage, but to also add our Feb income tax rebate to our downpayment savings....so, by February, we should have at least 14,000 for a down payment. Now, DH current 2 year old auto loan is ridiculous....421/month..for a Toyota vehicle that is a 2001 (I know!). I think he can definitely get a better and lower monthly payment. Now, if we were going to buy now....I know we should NOT look to refi now...but, since we've decided to wait five-six months, do you think we can go for the auto refinance now (like immediately), and not have it affect us too much when we seek the mortgage in Feb? Who's lost? Confused? I tried to be clear, but maybe not so much.....ANY thoughts or thinking points would be greatly appreciated.

  14. Yup.....this is what my Scorewatch is telling me.....I'm in the 700 Club....barely, but in. 701 Score Watch® alert: Your score exceeded your target of 700. So, my question to you, which may sound silly, but I keep it real.....is this a true FICO score? Yes, I know it's a FICO Score Watch...but, I want to make sure I met my short-term goal of getting to a 700 CS.....and, I'm ecstatic that I really have increased my score by 100+ points just in the time I started hanging with you lovely folks! What say you? Come on.....talk to me. Real? or Somewhat real?
