Been reading up on foreclosures and wanted to know what I can take with me after the sale. I know personal items but where is the line from personal to fixtures?

 

Mostly what I am concerned about is appliances and kitchen cabinets. I just remodeled my kitchen before running into financial issues and when we do move, I want to take the appliances and cabinets with me. I still have the old cabinets and Fridge sitting in my garage. Can I just swap out the fridge with my good one (it still works)? A stove and dishwasher I can get cheap off craigslist to replace. Then the cabinets, Can I just put the old ones back in ( I did all the work)? It would essentially bring the house back to when I bought it. Its not stripping the house, just returning it to original condition.

 

Does the mortgage company send out an inspector or anything like that? Any chance they would offer a Cash for Keys deal? If they did, depending on the amount, I could just leave everything as is if it makes up for the cost of cabinets and appliances.

Cash for keys is almost a given, but usually is only around $1500 to $2000.

 

Technically you can take everything with you but the house itself. You might have been in the middle of remodeling, and ran out of cash to complete the purchase of cabinets or appliances. Not saying that's what you should do, but some have. Personally I just handed them the keys and left. I had no desire to sell appliances.

 

Once they set an appointment and send out a bank rep to take photos, then everything that was photographed had better still be there when you leave.

When does that happen? If that happens when I am still in there, all my personal stuff will still be there too. I am trying to stay as long as possible or until I reach my savings goal.

 

If they offer that amount for cash for keys, then most likely I wont bother taking the stuff. Its worth about $2500 in materials so being offered that much would offset that and I wouldnt have to move it.

Who holds title to your home? you or the bank? if it is you then so long as everything is replaced to how it was and in working order I do not see the problem. Maybe you can obtain the original appraisal for the house which may delineate what was in and value at the time.

 

I would NOT leave brand new appliances in, esp. if you can replace with the old ones you still have in the garage.

Well, I am in the very beginning stages of FC. File BK7 and included the house. its about 100k upside down now and getting worse so getting out of it.
