  1. Without the knowledge of all members of this board my husband and I would not be where we are today. We were given final approval for closing on our first home. When I first joined here we had 40 baddies on just my husbands report. over the last years I have gotten it down to only items that were included in our BK, and those will be off his report this fall. Our scores went up 250 points from start to now. Thank you so much we couldn't have done it without you.
  2. We found out that the delay was on the side of the sellers agent not providing certain information. We finally got the appraisal which went great (whew) tentatively closing this Friday! I hope that happens as we had to buy a plane ticket for dh to fly down.
  3. we are still waiting for the VA appraisal. Our tentative closing date is June 28th but as of last night the appraisal had not been sent. While our LO is great I am frustrated as we have to fly to the closing as my husband has not cleared this duty station. I don't know what to do and a bit upset that we can not get a straight answer on when it will come through. Are there any options I have to find out what is going on?

  5. We are purchasing in Phexnix City Al a location with a large percentage of Active and retiree's due to the proximity of Fort Benning. We do know it was assigned and I have found out part of the hold up was the sellers agent not providing legal description in a timely manner. LO says we are still on track to close on or before the 28th. We have the conditional approval just waiting for the appraiser. I am not a patient person. We are moving there as my husband is being assigned to Fort Benning and I want to have a home to go right into, instead of bouncing around hotels.
  6. appraisal ordered two weeks ago, and no inspection yet. LO is looking into it. I am worried as we are suppose to close on the 28th (can't believe it) but we know following the home inspection there are three items the VA will flag before they will give the go ahead. How long can this take to just get the appraisal/inspection?

    For VA you need a mid-score over 620. They will be asking you for banking documents, tax documents, proof of income etc.
  8. Did you do this through writing? or did you call the OC? I called as I had nothing to lose and wanted to pay the debt. I know many don't agree with calling but in our situation (we wanted this off as quick as possible)it was the best route. You have to decide what is the best route for you. if you have time to work this write to the original creditor.
  9. We haven't heard anything of when the appraiser visited. We are doing this purchase long distance as we are PCS'ing to the area. Our home inspection is today but other than that I haven't heard much news on forward movement other than we are waiting on the appraisals but underwriters have the file. Thank you M
  10. it was a credit card for First Union bank I believe. The account was c/o in 07 but I could not get it to budge so after much trying we decided this was the best route to go. I had no problem paying the OC as it meant LVNV got nothing.
  11. Our LO ordered the VA appraisal on may 31. How long does it take for the VA to do the appraisal? We are supposed to be closing on the 28th and I am worried something will pop up that will prohibit that.

My husband has an account reporting with the oc and LVNV, I was able to have the OC "buy" back the debt and we settled for the complete amount and full deletion of both oc and lvnv from his reports. Also the agreement that no portion would be sold or reissued in the future. I would contact the oc and see if you can work the same deal. It took about 5 days for it all to be done and another three for all three reports to be updated.
  13. I am worried about valuation also as most recent sales in the area have been at or way below the sales price. More nail biting await us! Good luck with your process!
  14. Our appraisal from the VA has been ordered. I have heard horror stories about what the appraiser looks at/for during this process. We know that the privacy fence is going to need fixed/replaced asap and the window are original to the home (36 years) so will need replaced soon. This is our first home and even with a great realtor and loan manager we are worried/lost. thanks
  15. We just dealt with a similar issue. A 30 day late popped up while we are going through our mortgage process. this card is my husbands it had never been used or even activated ( he got it while deployed and didn't activate it) So with no use or charges on the card who would think you could be late. Our loan guy advised calling them and having them correct this. They did it took two phone calls and a lot of head banging ( reps are hard to understand) but they removed the late charge and the late notations on his CR's. We got the letter confirming this and have already seen the changes on his reports. Just call and explain the issue but speak to a manager. BTW per the manager they do not have fax capabilities at the call centers, all fax requests are done from a separate location and it can take 3-5 business hours for any information to be sent out.
