  1. Well in this case x was $1.74 according to our GFE. The lender knew we had the extra $500 ($1000 in savings). They had bank statements for the last 2 months showing funds. I am jst frustrated with it. We are so close!!!
  2. Yes we did but it was only about $500 more. And they where awear we had that money.
  3. So we closed on our house yesterday. We are now waiting for funding. We get a call from our mortgage broker. He tells us that they can't verify my wife bank account. Shouldn't this have been done BEFORE we closed? Is this normal? We are so close just to have another road block.
  4. De, Don't give up. My Wife and I where in a very similar situation. We had made 3 offeres before we found a seller willing to pay down payment and closing. They had the house listed at 215,900. This is a new house. 2054 Sft, 4 bed 2 1/2 bath. We offered the Builder 200,000 and they pay closing, DPA, and put fencing in. They countered with 218,000. We countered back with 205,900 and no fencing. They took it. we are set to close on Aug. 15. You need to just start the negotiations. Don't give up. We got really fustrated with it.   8. My broker said a Title search, searches the property and us as buyers. Looking for Judgments and leins.
  9. Well I am in the middle of buying a house. The loan was sent to the UW yesterday. Everything is going smoothly. This morning I get on my states(Idaho) Court's website. I look to see if I have any judgments against me. To my surprise I have 2. I was never served or notified. They never showed up on my credit reports. A default Judgment was entered. They are small. One is $85 the other is $250. They are both from 2002. One in Jan, the other in Aug. They have my birthday on them as well as old addresses. I immediately went to the court house and found out as much info as I could. They have NOT been renewed. In Idaho the SOL is 5 years on Judgments. So an I screwed when they do a title search? I can pay these if need be. Thanks!
  10. Yes We have a realtor he has been great. We are looking at buying a house in the 200k range and when everything is said and done the seller is looking at around 11k for downpayment and closing cost.
  11. These are scores on the credit report my broker pulled. I am gussing they are real. Yeah we will need some help on the downpayment. Also we have run into a few sellers that will not do DPA and we just want as many options as we can get.
  12. I am in the middle of trying to buy a house. The wife and I got pre-approval on an FHA loan. We would like to get a second motgage as our downpayment. My wife has excellent credit, me not so much. To qualify for the second mortgage they say you need a credit score of 620 or higher. My scores are this: TU- 636 EX- 635 EQ- 564 Will my low EQ score prevent us from getting a second mortgage? Thanks.

  14. Hey man, that is AWESOME!!!! I know it feels great, doesnt it? That chevron card will lead to bigger and better things eventually! Congratulations! Yes it does feel very good. My goal when I started this was to be able to buy a house in 2 years. I am well on my way to that goal.
  15. Why would I send a hippa letter with payment for an account that is not mine? I had posted my hippa letter here. I sent it with the corections Why Chat suggested.
