    HOA---Escrow??

Ok maybe I didn't write this correctly LOL I want to know if I can have the courts put my monthly HOA fees (which I pay myself) in an escrow account, until the HOA satisfies an issue I have.. Does that make more sense? Thanks again!

    HOA---Escrow??

You can't escrow HOA fee's they are paid monthly not annully and the lender is not going to set them up and wirte a check on a monthly basis......It does however happen from time to time when a developement is new but then it is usually held by the builder until they turn over the HOA. Even if I pay them out of pocket every month and not through my lender??

    HOA---Escrow??

Hi all, I hope everyone is doing well. It's been a while since I've been on the boards. I was wondering if anyone here knew if it's possible to put HOA payments in escrow, similar to when people put their rent in escrow? Does anyone happen to have any links or information about this I could look at? We've got an issue with some things and were wondering if we could do this legally. Thanks as ALWAYS for the help everyone on this board provides..
  5. I thought that, too! I applied because Chase RATEJACKED ME from 7.99% up to 29.99%!! I got this offer in the mail and I figured either way, at least I have a year with 0% on a BT and by then who knows? But you're right, it's a little odd and unlikely it'll STAY at 0% forever and yeah, they'll probably up my mo. min. some way, somehow..
  6. That was my thinking as far as the 2 purchases per month. Just pay for gas with it and pay it right back. The rate if you don't maintain the 0% through purchases is 11.99%.
  7. Hi all, I just got approved for the Discover card 0% APR for life card and did a balance transfer as well. I see you have to make two purchases a month after March 2008 in order to get the 0% APR after that. What is everyone's opinion of this card, and for those who have it, do you like the terms?? Thanks!
  8. I wanted to get my LO and Realtor gifts as well, but I'm not sure what to get them. I am definitely at minimum sending each a thank you card, and I just sent my realtor a shining testimonial to use on her website. They were both helpful and patient, and true gems throughout, so they at least deserve a token of my gratitude
  9. CONGRATS!!!!!!!!!!!!!
  10. Wow, I never would've thought to use BB&T. I bank with them but never even thought about their mortgage programs. Sounds like a great deal! CONGRATS!!!

Why wait? Well, if a prospective buyer believes, based on market trends/data, economic forces, qualified opinions, past experience, etc. that prices will likely fall in the coming years, that would be a good reason I think. Afterall, your cost basis (entry point) determines the amount of equity you will enjoy in a given number of years. Why buy at $500k if you feel you may get the same thing in the not too distant future for $400k, for example, unless you are in a situation where you must buy now?Over time, things will appreciate and cycle back up, yes. But the big question for many is when to leap to minimize the rebound time. Your choice, your money, but it's hard to dispute that getting the same thing for le$$ is better. Ever have something go on big sale a few weeks after purchasing it? For those who believe there will be no significant price declines, then buying now makes sense. No guarantees, but you certainly can improve your likelihood of a favorable outcome by staying informed and beware biased advice, that's all. If we lived in a different area, we might HAVE waited, but we live in TX and the housing market is stable. (We paid nowhere NEAR $500K for our home! ) We knew what we were doing. We saved for closing costs, we assessed what we could afford, and we bought within our means. We have a fixed rate mortgage--and I feel we were pretty well informed. If our house doesnt gain alot of equity from year to year, that's ok. We arent trying to flip for a profit, we dont need to move right now, we'll ride it out. We didnt buy it solely for investment purposes, first and foremost we bought it to be our HOME. That's my thinking as well. When I started the mortgage process, the rates were barely at 6%. Over the last few months they climbed, but like my realtor said, the difference is, we didn't have a subject property when they were low! When we found something, still within our price range, that we liked, we jumped on it. We did our homework & bought in a great neighborhood with great appreciation values, but nonetheless, it was the fact that we wanted/needed a HOME to live in, and the rate was only a very small part of a much larger equation....

    I CLOSED!!

We finally closed on Tuesday!! It only took an hour and was really smooth and painless. In fact we walked away with $322 extra! It was a very easy closing. I have to say I would NEVER have been able to do this without the help of everyone on this board. Particularly Cedski, Fla-Tan, Liverichly, 800Score, and I know I am leaving a few of you out. Without Creditboards, I wouldn't have been educated, informed, or prepared, so I owe a lot to all of you. Thank you so much. I am now a HOMEOWNER!!!!!!!!!
