  1. first horizon did a great and fair job with me on a stated loan. Fast caring work too. I'd recommend them over all others

    Wells Fargo told us two things... First was that for a stated loan with 2.5 yrs self empl. our rate on the first would be 8.5% 30 year fixed and 10% on the second HELOC plus outragous fees and costs to close. Then, a broker called them on the second...they pulled when they said they would not, then lost the paperwork and pulled again, then said...no, have to be self empl for over 3 yrs! Still to this day I call the 800 # for them and ask how long... 2 yrs.

    Thanks to all that helped by answering questions and sharing knowledge! We closed yesterday: 870K home with 5% down 5.625 30 Fixed on 1st HELOC 5/1 on second prime +2.25 Stated income (self-employed) What we learned from this experience.... Don't ever deal with BofA OR Wells Fargo Mortgage, talk only to a broker, it is a great thing to be organized and est. a filing system for paperwork, if your gut tells you that the broker is not working for you-fire them and find anotherone! Don't accept no as an answer unless you haven't done your research. Thanks again for everyones input here!
  4. Well, I sent a CRRR to them asking them to provide accurate data and take off an INQ from Arrow Financial Instead they deleted my oldest tradeline VISA from 1990!!!!! I guess they have monkeys working there and the keyboards don't have keys on them that are easy to push with those ape like fingers!!!! Wouldn't it be nice if TU went away? The FTC should seek payment from them for all the complaints they must rec'v about them.
  5. You guys are missing the boat on my post. I am not at all telling you to get hire your own person for those reasons. I am telling you to do so, so that you own that paper and can have it transfered/assigned to your lender at will. I would hope if you did get an appraisal that came in under your purchase price, you sit down with the seller or your real estate agent and nego. the price. Stay honest and don't compromise yours or other peoples integrity.
  6. I did have a report number but still.. Correct me if I am wrong here but.... both regular custome service and fraud dept. tell me that there is nothing they can do about an INQ on my report!!! I It is showing as a collection service company of course... I sent a PP letter to CA but is TU telling me correctly? They cannot take that off?
  7. I was just hung up on twice!!!! by the CSR's at TU!!!! I think they have a system on the computer that tells the others to do the same. I was calling to follow up on a letter I sent and used intelligent english and she just hung up...then I called back and some guy did the same! thing. What a bunch of bone heads!!! I hope they have a flat tire on the way home...because of KARMA not hate.
  8. I have a thought to share to anyone purchasing or refi'ing..... Those experts out there can comment and I'd love to know if you agree! Hire your own appraiser! That way you own it and it is not pProprietary. BofA sent out someone from HomeSomethingOrOther and said "We'll pay for your appraisal" Yeah you will, it is a subsidiary of BofA and they own it! So, if you don't end up taking their loan product! you don't get the appraisal! Meaning they won't re-assign it!! Not only that, but they are pretty conservative with the #'s. Did I say pretty? I meant VERY! So, hire your own company and be sure to ask if they can assign the final appraisal to one or more lenders if you need them to. (called re-assignment) Commonly done so that it can be submitted along with your loan package to underwritting for approval. Again, any experts want to comment and let us/me know if anything in my opinion should be corrected. I learn a lot from experience but might miss a little too.
  9. I would recommend Bank of America. After 12 months you could get a little unsecured if you have good history with it. (i.e. deposit $500 and after 12 mos ask for $250 more unsecured) or....go to a credit union and ask.

  11. I received an INQ on TU in Feb 2004 from Arrow...finally got the collection letter in the mail today. It is...for all things...a membership to Bally' Fitness! I have never joined nor been inside a Bally's...although I must say I do like the commercials on TV. I called Bally's Corp. office to inquire...I must say they are pretty damn organized. They have 25+ people in the system with my same name and by giving her my date of birth she was able to pull up some info... Signed membership contract in Jan 1991/went to collections Feb 14 1992 in a state I have never lived in!!!! She verified my SS#! So, plan of attack...send verification to Arrow and Ballys? Send non-PP to Arrow for INQ (noted as collection service)....wait 30 dayes and then send demand to remove based on note mine. Should I also bring up the fact of SOL even though this is not mine????? Thanks!

    IRS form 4506

    Thanks for the answers... I am not nor would ever put my integrity at risk.... I see that on some wholesaler summary sheets that a 4506 is required but not executed and on others executed with results due at closing... I just want to know what to expect on the day... Thanks for the education and answers!

I had a conf call starting so broker had to talk fast and me write faster so my not have gotten it all down but this is the summary 867,500 purchase price Apprl came back as 871,000 Want to do a 80/15/5 5/1 ARM on second @ 4.5% with 1% org fee or 5.38% no org fee / 15yr 5 intrest only prime +2.5% 30yr Fixed on the 1st @ 5.75 no orig fee This would be a stated loan or possible a no doc any thoughts?
