I have just spoken with our loan officer and he told me that right now we can be approved at 6.5% 2 year arm but still have about 5 months before home is completed, but we can be approved for 30 year fixed at 7.5%-8.0%. Wouldn't it be worth it to take the extra percent for two years instead of chancing getting a higher interest rate in 2 years? Sorry if this has been asked before, this mortgage process is just confusing to me. Thanks!

Sorry, do not mean to intrude on your post, but I am in the same situation. So is it better to take the loan, or do a hardship? WHat are the pros and cons of each? Again I apologize. Thanks, kim

Ihave brought our scores up by disputing things in the past, but now I am afraid to do anything, because he said that since most of our credit is older it may do more harm than good to have them removed. Alot of my husbands credit will be at the 7 year mark in June and July. Will it hurt me to do anything to those accounts?

We are trying to purchase a home, I contacted a mortagage company to find out what I need to do, and he told me not to do anything to my credit as far as dispute, or pay off anything, because most of our credit is older and it could hurt us rather than help us. Any suggestions as to what I can do. Currently have one dept store cc, 24 months old good status, almost to limit, I just made a payment for over half the balance, 1 mastercard, 9 months old, almost to limit sending payment to get it to less than half the limit, no lates, and veh loan, just made 5 payment. Ant suggestions to get it to 600 within the next 2 months? Thanks!!!

I meant new construction home. Are they easier to qualify for than a pre owned home? Please advise. I am expecting my third child and our apartment seems to be shrinking! Thanks!!

HEllo, It has been awhile since I have been on the board, so forgive me if I ask something we are all familiar with. My Husband moved to Texas about thirteen years ago, when he did President and First Lady was then in business now Bally's. Anyway, I check the mail today and Arrow Financial sent him a letter saying that he owes them 3413.17. Mind you it has been well over 7 years that this company has gone out of business so I know SOL is up how should I approach? They did not file judgement time had lapsed for them to do so, no they did not sue. SOL in Texas for them to collect on a debt is 4 years for a cc, it has been 5 years, they can still report for 7 years

If a tl is past Sol can they still place a judgement against you? I have an account that they were trying to file judgement on, never happened, and now is past SOL and I want to dispute it but I am afraid to wake the sleeping giant! Sorry for the silly question, I am just trying to learn as much as possible

I have two accts on my CR that have close dates that are before the close dates, can I get these removed for incorrect dates, or should I just dispute them as not mine? Any suggestions?

LKH, I just looked at my Cr from 2001 and I do not have an acct with them from then either, and I know I do not have one from them now, so I guess I have some research. Any advice?

I have not really paid attention to my inquiries too much but tonight I am looking through them and Risk mgmt. Is on there once in6/02 and once in 5/01, I do not even have an account through Risk mgmt, and they are a CA so it is not like I filled out an app for a line of credit with them, how should I, or should I proceed with this? I know they are older, and they do not affect your score that much, but I already have 31 inq.
