Hi, I just received this letter in the mail: "As attorney for Professional Finance Co, it is my duty to review all files prior to initiating a lawsuit for cases where attempts at resolving the matter have failed this far. Before proceeding with a lawsuit, I wanted to allow you another opportunity to pay your account. I have reviewed your file and intend to file a lawsuit in the appropriate jurisdiction. You should be aware that once we initiate legal action it will be our intention to seek a judgement against you. Please consider avoiding a lawsuit by contacting us within ten days of receipt of this letter to resolve this matter. If we do not hear from you it is our intention to proceed accordingly. Signed Attorney at Law" I have torn my house apart and have no idea who or what this is for. There is OC info or account balance or anything else that would clue me in to the OC. Any suggestions on what I should do??

Thanks to all of you, DH and I are scheduled to close on our first house on 5/20!! In Dec 08 our scores were: DH's 12/08 EX 611 EQ 616 TU none 04/09 EX 678 EQ 606 TU none Mine 12/08 EX 630 EQ 586 TU 609 04/09 EX 566 (ugh) EQ 597 TU 612 With the help of everyone here I was successful in removing: 2 RJM Aquisitions 1 Midland 9 Student Loans 1 Public Record 7 Med Collections 10 or so misc. collections Our scores didnt raise all that much but our lender had no problem getting us a mortgage with the CHFA Jumpstart Program. She was impressed with how hard I had worked and what I was able to accomplish in such a short period of time. Our new house wouldnt be possible without everyone here! THANK YOU ALL!!!

The furnace in the house we put an offer on is spewing carbon monoxide and has a small gas leak. Seller has agreed to pay $800 to cost of replacement. The realty co. got a quote of $2000.00 for replacement. We are approved for a CHFA/FHA loan. My question is this: can we add the remaining cost of the furnace into our loan???

Im waiting on several disputes to come back this week for me and DH. Most are HIPPA and some have been deleted. Our offer has been accepted and are set to close on May 20th. I would like to continue disputing accounts since Im on a roll. Our lender said she wouldnt need to pull our credit again. My question is this: Should I wait to continue on my quest for a sparkly clean credit report or wait until after the house is mine?? (We are getting a FHA with CHFA second using the Jumpstart program.)

Yes they are reporting the CLD. Im afraid of PIF. Ive read here and other places that as soon as you do that, your acct is closed. Wont that hurt more??

EX 598 TU 587 EQ Apr 17 '09 566 EX 602 TU 587 EQ The only things that have changed are : RJM REMOVED 3/09 DOLA 04/02 Bal 235 RJM REMOVED 03/09 DOLA 04/02 Bal 599 Midland REMOVED EX & TU 03/09 DOLA 04/02 Bal 959 Med Coll REMOVED EX TU EQ 03/09 DOLA 2002 Bal 244 Collection (reported as open, actually was pd, updated to pd) 02/09 DOLA 09/06 Bal 59 Med Coll REMOVED from TU 03/09 DOLA 04/002 Bal 52 GEMB Sams Club 03/09 lowered my limit from 600 to 235 which was 4 over my bal. Are these the reasons my scores tanked??? If so, how long is the usual time frame to have them bounce boack? I have no new accts or collections. Everything else has been the same forever. Im still working on clean-up but am getting discouraged. Any input would be greatly appreciated.....

Same here! Mine also went from 04/02 to 10/03, date I paid the charge off in full!!. TU removed without any problems. EX and EQ wont budge.

Long story short, I had a judgment from Machol and Johannes, representing Harvest Credit Management for a credit card out of First Chicago National Bank. Machol and Johannes and Harvest Credit Management are one in the same. I have no record of a cc from that bank. I had a FirstCard years and years ago. Also Machol and Johannes received monies on my house sale for NCO for Capital One. (Both items from Machol and Johannes was paid on house sale.) Does anyone know if Cap One/FirstCard are the same? How do I find out who serviced FirstCard from sheesh 15-20 yrs ago??

from CHFA What does this mean to DH and I? We were approved for $145K FHA/USDA with CHFA second with scores around 590. Weve been trying to get scores up to qualify for more house and keep our payments between 900-100 max. Will this have any effect? Im trying not to get too excited and would like the experts to weigh in. BTW, this is for the Colorado CHFA site.

Im confused also. I sent all of my docs to EQ after I received the "you validate for us" letter from Midland. EQ came back with they verified it with Midland because my name and address matched what they both had! They are also reporting DOLA as 6/02 and last payment as 03/06. The only reason Im nervous about being sued is because I have googled Midland and have seen how many times they have sued out of SOL. I looked them up on my county's website and saw 25 lawsuits filed here in the last 6 mos. I cant afford to lose a day at work to show up to a frivolous lawsuit!

I dv'd Midland twice and disputed with all CRA's, in which TU and EX deleted, but EQ refuses. I received a thick envelope today from Midland containing copies of statements from Fingerhut, last one dated 05/01. Midland also sent a letter stating that they wanted payment in full, after which my credit reports would be updated to paid in full. They of course put the statement that ONLY if federal reporting period hasnt expired. Should I be worried that they are going to try and sue me now if I ignore this????? What do I do now?? (I had just got finished typing my "no validation, go after em letter to the SD BBB!)
