You can get the rate down a percent but note that you will have to come out of pocket for some if not all of the closing costs - any one that offers FHA should be able to help you Your PMI will prorate giving you a small credit but it will not cover all of your upfront PMI - You can take a slightly higher rate to off set some of the costs - but that defeats some of the purpose - however it may still make sense depending on your loan amount. Brian Brian, much appreciated. I'd still like to hear more opinions, though I'm sure you're spot on. My question also becomes two-fold, if what you're stating is true: 1. Who will run through the options with my wife and I, with the least hassle, and actually want to help us rather than make a buck? and 2. I know cash call is the root of all evil, but I keep hearing about their no closing cost no fee 3.85% apr and rate 30yr fixed... any validity there or what is the caveat / catch? Thanks and apologies if the answer to the cash call question is already out there somewhere.
  2. Hello all. My wife and I purchased our home over 2 years ago. Our FHA rate is a bit higher than we feel it should be, and we keep getting offers in the mail to do a streamline refinance. Well, I was curious if you had some general guidance as to which banks and/or credit unions (specifically in California, or the Central Valley "Fresno" area) that are the best to work with to get such a refinance done? Our current rate is 4.75%, and it would appear we could save several hundred dollars per month if we do this. Thanks for your help! -RR
  3. Thanks for the help. I know this site is chalk-full of examples of different types of letters/documents. Would anyone have an example of a good will (GW) letter that applies to this situation? I have 3 closed accounts that I'd be asking goodwill from, and 1 open account with a large credit limit... would there be a different style/flavor to each of those letters? Much appreciated everyone!
  4. Good Morning All, About 3.5-4 years ago, we hit a tough stretch and most of my open accounts at the time went to 60 or 90 days late. When we got First Premier and Orchard caught up (2 Premier cards, 1 Orchard), we actually closed them shortly thereafter, due to the small credit limits and the annual fees. I know this wasn't the best move, but that's spilled milk at this point. We also have a Kay Jewelers account that went 60 days late, but is currently still open with a credit limit somewhere over $7,000 now.... These 4 blemishes are the only blemishes on my credit report. Any way I can get them to erase these blemishes, now almost 4 years later? Please let me know your thoughts and your experiences trying to do the same. Much appreciated. -RR

  6. JadedOne, Are they reporting this collection to the credit bureaus? I have yet to come across anyone whose debt is actually being reported. I'm wondering if they are so broke that they can't afford reporting right now.... My understanding is that they have to a) prove you owe a debt and prove that they are authorized to collect it. If they do not, then they are not playing by the rules and they should be stopped from attempting to collect these debts. I think I'm going to send them another letter stating they have not proven their authority to collect any debt from me and that they cease and desist unless they can do so in 15 days (they've already had about 55 days!).
  7. Okay, so, I have verified the amount they say i owe is indeed shown on the Chase/WAMU statements they sent me. However, I did not receive any proof that they have authority to collect this debt. Any advice????
  8. The OD is on the statements, yes. I'll have to check the amounts to make sure they match. They did nothing to prove that THEY can collect on this debt. Are they supposed to show me that they purchased the rights from WAMU or something like that? Still haven't reported. I'm wondering if a C&D would work at this time, if I remind them that they have not supplied proof that they are authorized to collect this debt. Anyone?
  9. Well, they responded. I got a letter that says "here is the information you requested". There was a page that talked about rights of people in CA, Massachusates, and some other places.... And other than that it was just copies of bank statements. This is a collection for an overdrafted checking account. Have they provided sufficient evidence? They are still not reporting to the credit bureaus. Has anyone ever had a collection with them that was reported???? When the purchase of my home is complete, I'm going to pay them, regardless, but I just want to keep them from reporting between now and august if I can....
  10. Weird... I haven't received green card back in the mail yet.
  11. Just send my dispute letter on Friday. Since the first letter (received March 6), I have not heard anything else from them and they are still not reporting to the bureaus.

  13. You Just made my night when you post that they do not report to the CRA's. I did not know that. I'm not stating that as a fact. I'm just saying that every post I've read and everything I've seen on Google.... all the people say they haven't reported to the bureaus. I'm trying to see if anyone out there has had a different experience with them.
  14. This is good to know. So far, everyone I've read about or heard from has been able to get rid of these guys with DV and, what's more, they don't report to the CB's. Has anyone's experience been different than that? With either Center One or Capital Management Services?
