  1. What are your opinion on Texas Lending? So far they have been pretty easy to work with. Would you recommend another? We have FICOs in the mid 700's.

  3. We heard back from the seller that they have accepted our offer and willing to utilize down payment assistance up to 2 1/4%. Went to the lender (Texaslending.com) and they stated that today was the cutoff and that there would be little chance funding the loan on the market due to the DPA. This is for an a 30 year FHA on a 233k house. I understand that the end of this month is the official date for the end of DPA. Are we limited due to the lender policy of not taking any more DPA deals after today or is this everywhere? Are there any other options? We have the 3.5% in cash, but we would like to use that towards the other associated costs like moving, inspections, breaking our lease on our apartment, etc. Are there any other options at this point? We haven't responded to the sellers acceptance of our offer yet.

  5. Hello fellow CB'ers! My wife and I are trying to get a plan together to buy our first by the end of this year and I can't seem to wrap my brain around the process. Our status: My Fico's: 700-720-715 Wife's: 710-715-730 My income : 90k/yr Wife's: 55k/yr My debt: 18k - Credit Cards Wife's: 21k - Credit Cards 2 cars paid off Obligations: Rent: 1380/mo Utils: 300/mo average misc: 400/mo (Cable/Phone/Internet/mobile/insurance) Savings: 5k (been paying down debt so this number has been unchanged for months) Looking to buy in the DFW metro area for a house in the 230-260k range. If we were to walk in today to try to get a mortgage, what do you feel our options would be? My goal is to have 75% of that debt paid down by the end of the year, but I'm afraid of what rates will do between now and then. Should we shop now and lock in a rate? Can we get in a house with only 5k in savings?

Have you written to AmGen about their inaccurate reporting? ------------------ I disputed all three via USMAIL and EX started refusing to investigate by kicking back the "already verified as accurate." message. Online kicked back the same message for 3 years! Then I was allowed to re-dispute online and was refused... then I called them and they investigated for 1 day as they emailed me my investigation results 24 hours after I called in to dispute. I have never contacted AmGen about this directly...
  7. Greetings all, I have a question regarding an item on my experian report and because of it's age I am unsure what would be the best tactic to attack. My Experian report is for the most part spotless except for one nasty account I had with American General Fianance that I opened in 1999. Loan Amount 1789.00 24 mos. - Furniture - 24 Mos. no interest. Feb Mar Apr May Jun Jul Aug Sep Oct Nov Dec Jan Feb Mar Apr May Jun Jul Aug Sep Oct Nov Dec Jan 99 99 99 99 99 99 99 99 99 99 99 00 00 00 00 00 00 00 00 00 00 00 00 01 OK OK OK ND ND OK ND ND OK OK OK OK OK OK 60 90 120 OK OK 60 90 120 ND 120 The account was opened in 2/99 and last activity was 01/01 Current Status: Paid, was past due 150 days. I disputed years ago and it was removed from EQ and TU, but remains on my EX report. EX refused future attempts to dispute and decided to call EX directly and they initiated a dispute per my request. * 1 Business day later * It was verified as accurate and still remains on my report. Here is my question: Should I contact American General Finance with a goodwill letter in an attempt to clear this up? Because of the severity of the lates I'm unsure if it's even worth my time. The account was however paid within the 24 month term of the loan, just was severely late those two occasions. My fear is that by writing this letter I risk this account re-appearing on my EQ and TU reports. Is there another type of letter I should send? Should I continue to battle with EX directly? I appreciate all your comments and help.
  8. It's weird that none of the other items I disputed over the past have never done this. Do they do this randomly?
  9. I have a question regarding a negative item on my experian report. The item is for a revolving account that is roughly 5 years old since last activity and I've disputed the late payments in the past. I have an account with creditexpert.com (Experian's credit watch service) and when I attempt a dispute for this item I am told "This item has already been investigated and has been verified as accurate". I've also disputed via US mail and was told the same thing. I was under the impression one could dispute every 90 days or so.. I'm guess I'm wrong or is there something else going on? Any suggestions from the masters out there?
