Well now that my credit is repaired as much as can be and that came to an end (http://creditboards.com/forums/index.php?showtopic=471340) it is now time to pursue what I have been fighting for - my home!

 

Thank you to Shane(liverichly)who became a really good friend over the last 3 years and has patiently stood beside me throughout everything (even when I drove him batty with my psychotic behavior lol). Once again, he is coming to my rescue lol trying to make sure I can actually get approved this time.

 

There is not enough thanks or kudo's I can give to him :) - with the exception of picking on him every chance I get :) lol

 

Anyway, here is to a new chapter in our life!! As of today, we have made an offer on a beautiful home in Smithfield, VA. Our offer is with the Listing Agent and it will go to the sellers on Monday morning (it is a relo company).

 

And now it begins!!!

Agent just texted me:

 

 

Listing agent confirmed offer was sent to relo company this morning and they acknowledged receipt.

 

 

I guess no news isn't bad news :) Once I hear back I will update again!

Well small update:

 

 

Update: Listing agent left VM saying "they are working on it and may have a response by the end of the day." So that's not bad!

Since I have no patience... I will be looking at a couple more houses today.. in case.. One of them I really like by the pics so it will be a really good back up :)

We turned in our offer on Monday morning... there still has not been a response or even counter. I am not patient enough for that so I just withdrew the offer.

 

There was another house we looked at (like the house more but liked the neighborhood and pool with the other one better - it's a tradeoff) that we will now be making an offer on. The home is being flipped so they are anxious to be rid of it. It should go much quicker now.

 

This house is huge 3100sqft with 1/2 acre of land :) no HOA so I thought "self, you can install your own damn pool on that much land" ... it has a fire pit, 3 living rooms (who needs that many??? lol), awesome master bedroom with french doors and a balcony. NO HOA woohooo!

well they countered and we accepted - it was fair and we had actually planned on the counter so we offered less than what we were originally going to. Their counter was less than what we planned for :)

 

Had the home inspection today - went really well, no major defects. Small stuff like add more caulk to windows, roof shows wear, crack in driveway which is pretty normal, crack in a tile, etc.. very small stuff oh and clean the gutters :D lol

 

Just waiting for appraisal and then away we go again :)

So apparently the appraiser is supposed to go out there today.. I am crossing my fingers (please please please).. I am also hoping he doesn't take too long in getting the report done and back so we can finally move to underwriting...

 

so one more thing down!! :)

so update:

 

 

yesterday we sent the seller the repairs requested (minor) that were found on the home inspection. This is so we can remove that contigency on the contract. I fully expected him to reject them all (they really are minor) but surprisingly he agree to ALL the repairs but rejected the $300 home warranty :rofl: totally cracked me up.

 

The listing agent and my agent just laughed and said "whatever, we will provide it and split the cost" lol

 

 

So everything continues to move along!

update:

 

*sigh* so the appraisal came back today.... for $296K considerably less than our agreement at $324,900. Apparently when the builder completed the additions on the house they used the square footage that was on the tax records; however, apparently those were incorrect as well and instead of the house being 3173 sqft it is actually 2609 sqft so of course that had an impact. The appraiser was very honest and fair. He had good comps and even made notations that no repairs are needed and nothing is inadequate.

 

Tonight we will do the addendum to the purchase to make the price $296K and see if the seller agrees. If he does, then great and I get a great deal! If not, then we have to walk away :(

 

Now it gets intense and I only have 2 beers in the fridge lol I will update more as I learn!

well going out this weekend to look at some houses... They want to challenge the appraisal which isn't going to work out well since it is a VA appraisal. The more I thought about that, the angrier I got since it is like punishing me for their mistake which I had nothing to do with.

 

So here I get stuck - fan freaking tastic.. so going out in the morning to see some houses. I truly just want to scream. :angry:

We are putting in a release today to get out of the contract. I ran around all day looking at homes and found another we like as well. This time its a private party who is moving out of state and already has another home so this should be a little smoother. While we were out looking, the selling agent called my agent pushing for us to "support" the contesting of the appraisal. He was being extremely pushy with it which I did not like at all. They can't contest the appraisal without our approval/support and then it has to go to my lender which they are not thrilled with it happening either.

 

I told my agent to tell the builder and his agent that we would not support contesting the appraisal because my gut feeling is that we waste a week with this then it comes back the same value and they walk which leaves me stranded with a week wasted that I could have been pursuing something else. It boiled down to: either come down in price to the 296K or we are done.

 

Once the release is complete, we will start fresh on the other property.. I am so ready for this to be done.

Awww...good luck! You were one of the 1st to respond to my needy posts & I've been following your story. What you are going through is one of my big fears (for no particular reason) right now too - that everything is going to fall apart with the appraisal.

 

Hopefully everything will go much smoother for you with the new property!

so a few things happened... we didn't get the release as the builder wanted to challenge the appraisal. Once I said find "challenge it" then they wanted me to lower the closing costs I asked for... I said sure but no challenge.. so finally they agreed to challenge with the contract in place.. so that took a few more days AND....

 

Update:

 

 

SWEET!!!!! I EFFING WIN!! stupid a$$ should have taken my offer last week of 296K with reduced closing costs without the challenge of the appraisal; however, he wanted to be big man on campus and challenge... so VA comes back this morning:

 

 

NO CHANGE IN VALUE!! They decided there was no justification and the value will remain at 296K

 

 

Now, since they signed the addendum they can't get out of it and everything will now proceed with the new price of 296K. Off to underwriting we go today!! That put my DTI at 41% roflmao!!

 

I am stoked now... score one for the little people :yahoo::yahoo:
