Annon54
Hello all, im trying to figure out who services the mortgage on a property. It was purchase 20 years ago and the last company that I found paperwork for was Home servicing LLC out of Baton Rouge la. But they have gone out of business. Both of the occupants of the home have passed away within the last 7 years but no one seems to know what’s going on. Is there anyway to find out who currently services the mortgage? I’ve tried MERS but it doesn’t show up in their database.

liverichly
What is the reason you need to find the servicer? Did you inherit the property and are trying to sell it? Or something else? If you own it and are trying to sell it, then ask the title company that will handle the sale if they can file a "Quiet Title" which will remove it from the title policy. Annon54
The property was a family members who passed away but no one did anything to get all the paperwork switched over. It is a lien on the property from the original servicer but they are also out of business, just trying to make sense of it all. It’s been vacant since 2019 with no foreclosure proceedings (not sure if Covid-19 extended them)
liverichly
I figured it might be a situation like that. One option is to reach out to the county where the property is located and ask how to remove a lien from a defunct mortgage company, they may have a form like "Petition To Remove Lien" / "Notice To Contest" or something along those lines - every county/state is different. You may also try contacting the FDIC at https://www.helpwithmybank.gov/help-topics/mortgages-home-equity/mortgage-lender-servicer/servicer-lien-release.html. Lastly, you could hire a real estate attorney, who would assist with going through the Quiet Title process. hegemony
