No but I did just get a smallmouth that broke the length (not weight) record for the state of Michigan

You've got me curious on what lake this was?

 

As far as Bourbon, I'm partial to Maker's Mark.  But if the day goes well (I'm headed to Foxwoods for a one-nighter), I'll be sure to lift a Blanton's to your catch.

FWIW, Bev's about 4-5 years away from retirement (god willing her body holds out and the work continues to be emotionally rewarding!) ...

 

We've noodled about where we want to settle down; south shore Boston is going to be fun in the interim, but the more we talk, the more we're inclined to do the "snow bird thing" and we can do better than the Boston area in the summer. 

 

Winter residence talks seem to be focused more and more on N Carolina, just north of the GA border (Maggie Valley, etc.).  And while I had ruled out a return to Michigan, after a 40+ year absence, summer discussions have come round to thinking Torch Lake might be something to explore when the time comes.  (Not cheap, but we've done well with our our primary home investments these past 30 years.)

Because it might not have been apparent, Bev & I were in high school together in Traverse City, and returned during college breaks, up until 1982.  Last visit was in 1997 for her father's funeral.

For the record, there was no bourbon, scotch, or other whiskey consumption.  My casino trip was postponed to yesterday, having failed on Friday to salvage our home closing when the prospective buyer was a no-show that morning, with no prior notice.

 

The least said the better.  We pocket an $8000 default, our agent is suing for breach of promise (seeking her commission, and Bev gets to go hat-in-hand into work tomorrow and beg for an extension on reimbursement of the closing costs once we do sell (we were under a June 30 deadline, already extended repeatedly -- mind you, she started work Nov 2019 (back story of Covid and devastating personal illness, for anyone who's missed my rants).

 

I've made up my mind that we'll come out good when everything has played out (and I keep telling myself that).  In any case, we're essentially back to square one.

An update on the home sale:

 

Our listing was reactivated Wednesday.  We cut the listing price by $15k, reflecting the fact that we only managed to get one prospective buyer (a flaky one at that) on the hook with the initial listing and, reluctantly, had accepted an offer from that buyer for $41k below original list (after concessions).

 

Well, as of yesterday we had two very interested buyers nibbling hard, and today we have a verbal agreement from one prospect to buy AT the adjusted list, with cash closing in 9 days.  Further, they agree to buy AS IS (meaning, "seller concessions" are off the table), pending an inspection that reveals no material construction or safety deficiencies.  

 

Add on the $8k earnest money retained from the first buyer's default, and we're in heaven

Our 2nd "buyer", offering cash closing in 9 days, walked.  They "became aware" that our pool is fiberglass and, having previously had a nightmare experience with a fiberglass pool, they backed out.  (They didn't think to nail that concern prior to an offer?)

 

However, our "reserve" 3rd buyer avidly signed on, accepting the same terms as the party who just walked, but can't close until Aug 10.  (They're 8 year-old daughter cried over the pool loss when informed they're offer was originally rejected.)  This exposes us to a lapse in the reimbursement agreement with Bev's employer (who we've kept on the hook for 3-1/2 years now).  Fingers crossed that they're good for another short extension; but they've been keen to close out the agreement since sale to another firm a year ago.

 

Not taking any chances now, given our re-listing last week drew considerable interest, our realtor has lined up 4 more showings with the understanding that we're under verbal contract, but that we'd welcome any backup offers.
