Looking for 3-5% down mortgage w/no PMI

My wife and I are looking into purchasing the house that we've been renting for the past 5+ years and we are looking for mortgage options with the lowest possible down payment and no (or low) PMI.  What are our options right now?  Thank you!


We are in Broward Co. Florida.


Purchase price: 500-525k (house would probably appraise for $550-575k)

My credit score: ~830  My income: ~$165,000  (provable)

Her credit score ~730  Her income: ~$45,000   (provable)

No foreclosures, BK's, etc

Carry small CC balances but would pay to $0 prior to proceeding with approval.


Monthly debt (car, credit card, etc: ~1,200

I can't direct you to a specific lender, I don't live in Florida, up here most banks have a 3% conventional product with no PMI for people with your credit scores. You might want to contact a mortgage broker who deals with several companies to compare rates.
