What the hell is going on here? (inquiry weirdness)

I think OP needs to better understand they way home ownership really is, and I mean that to be informative, not condescending.

 

Before moving to Maine, we had a nice little home in the Rust Belt. It was a nice neighborhood, relatively speaking. In other words, the people were towards the lower end of the income chart, but we never worried about getting robbed. Home was purchased in 2007 for $61K. Home was sold in 2013 for $63K. Between purchase costs, selling costs, maintenance, upgrades, homeowner's insurance...it likely cost us $15K more for those 6 years than it would have cost to rent.

 

I absolutely understand the desire for home ownership. But more than a roof over your head, a home is an investment. It has to make sense. It does no have to cost the same as renting. There is definitely a premium worth paying to have something that is yours to do with as you wish without a landlord to deal with. You just have to know how much that is worth. It is worth $100 more per month? $200? And keep in mind, you will likely have to sell someday. The housing market crash left us in a tight spot. Those who still had good credit and money to spend were buying way better houses than what we were selling. Those with less credit and less income could no longer qualify for a mortgage. It took us a long time to sell and not lose too much money.

 

And it gets tricky to buy without a lot of cash upfront. Yes, it can be done. But if you are going FHA or USDA, the home has to meet certain standards. A lot of old homes have tough times qualifying. Something as simple as peeling paint on the soffits can tank an FHA deal if the buyer will not fix it and you are not doing a 203K. That is why, as others have pointed out, cash investors buy the homes up, fix the little things that prevented an FHA loan, and then re-sell (or more likely, rent it out).

 

I did a 203K last year. Between repairs included in the loan, and those we did with cash, we spent almost another 50% of the purchase price within 6 months.

 

Lastly, I think you need to get over the anger. So you dealt with a CU and they sort of messed up. I dealt with US Bank, one of the largest lenders in the country, and have been waging a war for nearly two years over their incompetence. It happens. And you know what? They don't care. They are not going to offer concessions to make up for their screw-ups. They will fight lawsuits as they have deeper pockets, so you better be sure before you make that move. The most any of them typically give is an apology, and not a sincere one at that. So you move on to better creditors and happier days. And the people here truly want to help. Yours is not the worst attitude I have seen, but it not exactly the sort that makes people go out of their way to help. Ever hear the old joke, 'How does one get down from an elephant? You don't, you get down from a duck.' Often, that is what frustrates people here. You ask questions which lead someone who is an expert to deduce you have no real idea what you are talking about, except YOU don't even know you tip that off. You speak in so much vagueness, so much you 'cannot talk about right now' or 'will share soon' for no reason. You are anonymous here. You never mentioned the specific CU, unless I missed it. You come off more a stroll trying to push people's buttons than someone legitimately looking for help and advice.

The OP (of the other thread) was concerned that the name of the financial institution was posted as it could affect him in other areas of his life. Sorry, I was under the impression that you knew he wanted the comment altered or I would have PM'd you. :) Any other questions regarding this incident, please direct them to me via PM. :)
