Question on supplemental credit report

So in March of this year we went for a pre approval but could only get it on FHA. As my credit improved I decided to call the LO last month 08/19 to see if I was able to get a conventional pre approval. Since I still had 1 baddy on Equifax, I was so happy when I went through the automated approval on first try. The only bad account was a car loan but showing a zero balance. What I forgot at the time was that I had a dispute on the account because I tried to get it off using an obsolete dispute. The removal request was denied but they put a consumer disputes account on it. When I had the LO re run the approval I forgot all about it so I didn't have it removed. Well it was due to come off this month anyways so no big deal.

 

We finally found a house at the beginning of this month. The underwriter has the file now and she is making a big deal about this dispute. Damn you Brian and Dallas for warning us all about this. I guess I should say, damn me for not listening. So anyways, last week I called Equifax to get it removed and they ended up removing the entire trade line so now all 3 reports are completely clean. I thought, this is awesome so that should solve my dispute issue. I waited a few days until it disappeared from all my monitoring services and called the UW and told her that the account is no longer on any reports. She told me that she would order a supplemental credit report to continue.

 

She calls me this morning and said that she received the supplement from Credit Plus and it was still showing the report. She had me sign a page that said I no longer dispute the account and she said she was submit it for me. I am not sure if she is sending it to Credit Plus or Equifax. If she sends it to Equifax there isn't going to be anything to remove so it is not going to resolve the issue.

 

What can I do going forward? She said that she can not generate a brand new report until 60 days are up or something. It makes no sense to have my file held up over something stupid. I know I know, it is not stupid and we have been warned.

 

What is a supplement anyways, I didn't even see a soft pull on my reports from them so how could they have even done anything?

I didn't get any response in this thread but I wanted to post what happened in case someone doing a search had the same problem.

 

So I was told that the supplemental did not show the removal of my account. I complained a little because I said they didn't do a soft or hard pull so how could they have done any kind of review. She finally agreed to pull my credit again which sucks a little since I took another hard pull. Now I have 3 hard pulls on all 3 bureaus over this mortgage that I will have to look at for 2 years. Of course once she pull my credit again it showed the account is gone. My scores dropped 15 points due to 1 card util a little higher and the extra pull but my midscore is 742 now instead of 757.
