How much input/info should a RE and Broker give

This is the first time buying a house and I am just unsure of what is to be expected. I mentioned in my home buying thread that we were going to fire our RE because I was expecting more from an agent. After talking to a few people this weekend I am wondering if I am just expecting to much.

 

I always thought the RE was there to guide you and help you find a house and once you found the house help you through the logistics. We found a house that we wanted to put an offer on and below are a few conversations that we have had. I am not sure if I am overreacting or if this is normal. Let me know what you think.

 

Me: They dropped this house from 99k to 76k. It sounds like they are desperate to sell. What do you think about offering 65k?

RE: I can not guide you with this part of the decision. It is up to you to decide what you want to offer.

 

RE: There are things that need fixed prior to closing. You will have to be willing to fix the house up to get through appraisal.

ME: I am not sure if I feel comfortable paying to upgrade someone elses house. In order to pass appraisal it will need a new deck on the back door and the bathroom fixtures bought and installed.

RE: If you want the house I recommend you do this.

 

ME: I am emailing you to find out what is going on with the offer on the house. it has been 2 days and we had in the offer 2 days to respond.

ME: Not sure if you got my email yesterday, but we are trying to get info on our offer.

LO: 2 days later, your RE wanted me to call you to go over other financing options.

ME: Why, are we no longer approved for conventional?

LO: No you are fine for that but since you don't want to fix any problems you will have to go with 203k.

ME: So our offer was denied?

LO: Your RE told me that they will not accept an offer with conventional financing because there are problems with the house.

 

I really like our RE as a person but it seems to me that she is uninterested with our process. Maybe it is because the house is cheaper than what she normally sells?

I have a buyer's agent with a signed contact and the guy has become a complete d-bag. He came recommended.

 

He takes 2 days to answer a call or email. The seller is asking for extensions to complete repairs. I told him I'm under pressure from my landlord....when are you moving? My landlord had already rented my current place.

 

I'm currently looking for the escape clause as this is going very badly.

 

If you don't have a signed contract....or even if you do it's time to move on. It's YOUR money.

Your agent is not doing her/his job at all. He/She is not guiding you through the process or explaining how things work, what to expect, possible outcomes, next steps and least of all answering your questions. You deserve more. Had he.She done any part of their job, you would know exactly where you stand and where your headed and the next steps you need to take.

 

Unfortunately, You need to move on it sounds like. Since you like this person, Just let him/her know that you may need someone who has a little more time to walk you through the process. AFTER, you find out where you are at with this deal of course. This agent has already submitted an offer on your behalf ( you are not stuck with him/her) but you would have to call their broker to get a different agent to keep this deal alive without your new Realtor getting sued.

 

Find out where you are at with this deal before moving on.

Ps. It is NOT YOUR RESPONSIBILITY to fix anyone's house so the appraisal will work out. The appraisal happens and the home owner is left with the option to fix or not. I imagine you are going FHA? No peeling paint, gapping holes in roof, or wood touching earth. Keep in mind if you make any repairs before closing, you could end up giving them a free makeover. Also, No lender I kknow allows this.

As far as the deal. There is no current deal because they did not sign the offer in the allotted 2 days. I have never signed any kind of agreement with current RE (wait, is that the correct letters. I thought it was but doesn't make sense now. hmmmm. Should be RA?).

 

We are going conventional now not FHA.

 

I was actually surprised that she said that we could fix the house and even recommended doing it. My email back to her about that was as follows.

Dear XXXXX,

I do not understand why you think it is a good idea for me to fix someone elses property. You make it sound like, fix the problems and you will automatically be in the house. What if there is a problem during title search? What if I lose my job and we have to back out? What if, what if, what if, etc. There are many reasons why this deal could fall through and the owner of the property will be left with an upgraded house for free. If the owner wants this deal to go through shouldn't they be responsible/willing to complete this work. If not then maybe we should be thinking about offering 20k under listing for the extra work that we would need to do just to close on the property.

Now find someone who will represent your best interest :) Unless you still want this house. This agent was procurring cause unless you can prove there was a breakdown in communication and evidently there was. But Most Realtors will ask you to try to work things out if you want the same house. Then you should probably just call the broker and tell them that you want a different agent assigned. If you are moving on, do it 100 % and find someone you won't have to question and is willing to answer yours.
