Yeah i get the fact that they are no way near true ficos...however i did a mortgage app and pulled true scores and my lowest score is 635...so i an getting close to where i need. Was approved for barclays in nov 2013 and have been using it daily and paying off..going to call for cli next month to try ad go from 2k to 5k+.

 

How long ago did you apply for a mortgage? Did you ask them what to do about cap one?

 

My uti is high (about 80 pct) on a creditone card..that will be fixed shortly..when my mortgage app was pulled i still had a midland that has since been deleted.my goal this month is to pay all of my cc to 1-10 pct on one and pif all others..plan on using the barclays for everyday use and pif as used.. Thoughts???

 

I'm sure this would put you way over the min. for FHA. Are you planning on selling your current house?

 

The first Mtg folk said that it would have to be "taken care of" but not real feedback... since we were not really ready to move and were trying to find out where we actually stood it was fine...i knew i had a couple of midlands and a medical on my DW to get off of our reports (both are gone). Yeah we own our current house and would need to sell it first..already have an agent locally that says we can sell it with not issues and quickly..which is why we are holding off. Our biggest issue is we want to build and are looking at around 330k. In TX FHA only does 271k...so we will have to get conventional...

Ok....need a Pro's advice on this one...i decieded to look at an online dispute through EQ and upon looking at how this was charged off..My DOFD is 09/13. But from Nov2009-Dec2009 they dropped the deliquency from 90days to 30days. But, then from Jan2010-Feb2010 it went from 60, 90, 120..

 

How does the 'charge off" work..i thought after it was 30 days late then it was CO but C1 did 120x2...then 150x2???

If this is disputable then please give me a reference or how to...i will forever be grateful!!!! I realize this is mine and i have, as explained in an earlier post, tried to call them and pay the entire amount but with not getting a pfd and the rep telling me it will be on my report with only paid chargeoff doesnt help my situation...

Did you make a payment? That would get you back somehwT.

 

But as far as mtg... Taken care of just may mean paid. If they will not pdf... Settle it for as little as you can. That means taken care of for my mtg guy. Save cash.

no i after i went 30 days late i never brought it current. i was just hoping that somehow they were reporting incorrectly and i could force a deletion...if i have to pay then so be it...but if i pay it off i think my scores will take a small dip...

Cap1 is known for keeping good records, so they most likely would update with the correct late payment info. They are also known for updating paid chargeoffs every single month. Since they are updating it every month now, paying it shouldn't make your score dip. Paying charged off accounts and collections makes your score dip if they have not updated in a while.

 

If that it your only negative account, getting your utilization under control should bring your scores up enough for a mortgage I would think. If it needs to be taken care of for a mortgage, you don't really have an option anyway. If you have the time before apping, try and dispute it off based on the payment history first. If you are unsuccessful, try and settle in full for less than the balance, pointing out to them that it is past SOL for collections in TX. I would not waste time trying to get a PFD from Cap1.

I do have about 3-4 months tops before we pull the trigger on moving.would you mind pming me some suggestions on how to try amd dispute the lates?

If your making $160K combined which means a take home of close to $8500 per month, and looking to buy a house in the $350K range, I would think there should be plenty of cash to pay off the $1750 and be done with it.

 

It is old enough where I really doubt it will be the one thing to prevent you from obtaining a mortgage.

 

If you go to the mortgage section of the forums I know there are a couple of Texas based lenders in there that can probably answer your questions on what exactly you need to do to qualify.

You could dispute that you did not make a payment and that it could bot have gone from 90 to 30 days late. As I said earlier, Cap1 keeps great records and I would expect them to have statements and payment history for the account. If that doesn't work, pay it off if you have to for a mortgage. If you don't want to pay it, you could always wait it out and apply in a couple years when it falls off.

I had an OC(utility company) that was reporting in a somewhat similar manner as shown in your picture. Specifically, under the 81-month history, they were showing years worth of green boxes with random 30 or 60 days late and CA months. However, the account was a collection account from day 1 and they were mostly reporting "pays as agreed" which was indicated by the green boxes. I disputed the account as 'multiple inaccuracies, please verify info'. Nothing changed but the last reported date. So, I filed a complaint with the CFPB against Equifax. I explained the inaccuracies and that the OC verified false information and that EQ was allowing the OC to violate the FCRA by reporting it. EQ responded with an apology for the inconvenience and an immediate deletion. I then used the same method successfully for two more deletions with EQ and one with TU. All the accounts were from OCs.

Thanks for the heads up on the acct number..pretty useless unless they have the last 4 digits. So if i understand you correctly you had an OC that showed the same nonsense on your CR and you disputed with CRA then filed a CFPB against them for incorrect information? I just want to make sure i get this right.
