Not many people make the transition from mortgage specialist to technology specialist.

Or are you just the business owner / money backer?

I was into tech LONG before mortgages... in fact I barely touched mortgages. Only closed 5 loans before ending that career. I worked at a computer repair company in high school, and then network admin'd for a couple law firms and a non profit in my early 20's. This company was only supposed to bring in a few hundred extra $$ a month when I started it. I had no idea I would have a team of 6 some day and growing. I don't do the technical work myself anymore and haven't for 3+ years now... I just do the business development etc

Tough crowd. And Thanks PWD

And yes I did loans for about 8 months in 2012. Wasn't for me. CB inspired that career

I thought you and Dollar Dog had a story. That was the basis for my question.

I didn't enjoy yodeling. We all make career changes.

Is yodelling a career choice?

Wrong thread

Make fun of his clothes all you want, but to say that man lacks talent is just plain wrong.

According to what I learned in Philosophy that would be considered aesthetically pleasing per Immanuel Kant's writings.

Who was making fun of OP's clothes?

  • 4 weeks later...

There comes a time in every young Jewish boy's life (who fixed his credit) where he decides to drop 180k Chase points on two first class tickets to India for him and his girlfriend.

Going to go to Bali or Thailand afterwards before coming home. Most likely flying economy the rest of the way but still!

Excited! Never flown FC before.

Once you've gone FC on a long haul flight, you'll never want to touch economy again.

If you go to Thailand for the beaches, go to Phuket.

But wherever you go, have fun and stay safe.

Wow!! What an awesome thread(read the entire thing in one sitting). I'm feeling super inspired!

Awesome ! At first the thread was for me. Now it's for you ! :) good luck and stay strong.

Quick question. I read several pages back that at times you've had as many as 11 inquiries I think it was. Yet you are still being approved. I have only 3 on each bureau and can't get any approvals for anything. I've checked all the pre qualified sites and nothing. All cli denied. Could it be that I have 6 new accounts in the last 2 years(4 of those I'm an authorized user)?

Stats:

Ex: 778

Tr: 770

Eq: 776

Cap 1 venture 30k ($0 balance)

Discover 20k (balance $300) will pay off this month

Bank of a 20k (balance 5900 at 0%)

Chase sapphire 13k(balance $148) will payoff this month

Chase freedom 8k($0 balance)

Amex 1k($0 balance)

Sears Mc 5k($0 balance)

Sears charge $5,050($0 balance)

Target 3k($0 balance)

Synchrony(lazy boy furniture) 6k ($0 balance)

I get approved with over a dozen inquiries ... approaching two dozen. And I never have fewer than a dozen new accounts.

There's something in your profile they don't like. From what you just posted, everything looks normal ...

except for the $1k limit on AmEx. That's a pretty low limit from an otherwise generous lender. That leads me to believe there's an issue or two you haven't mentioned.

I got a $1K and $2K approval with Amex when I had a mostly empty profile, and no negatives.

I've been approved for new stuff with 20+ inquiries on all 3 reports.

My lowest AmEx approval ever was $14k. At $1k there is something going on.

Score means squat. People can have a 750+ with a thin file. I'm thinking Veggie has a thin file.

Me too.

I went from no accounts to 20+ in about 18 months.

Amex could see about 10-12 of those that were less than a year old.

I'm an authorized user on the Amex. In fact, I'm an authorized user on all of the accounts except for the cap 1 venture and chase sapphire. Everything else I'm an authorized user on my wife's cards. The mortgage and the cars are also in my wife's name. So

basically I only have 2 accounts on my own.

I will chime in.

Amex started me, my best friend and my girlfriend at 2k limits so the 1k is understandable to me.

Your scores are fine. I am not sure why you are getting declined. I would say garden for 3-6 months and try again. Keep your utilizations low and payments on time.

Age of accounts is huge in the credit game.

The student loans are irrelevant unless related to income.

What's your reported income?

How old are your Venture and Sapphire?

My income is about $152k and both the Venture and Sapphire are less than 3 months old.

Bingo! There you go!! Your file isn't thin; its anorexic.

The only reason you were lucky enough to get the Venture and Sapphire was because of your AU accounts. Many lenders look past AU accounts to see what you have done on your own. When they see an anorexic file but for a bunch of AUs, your lucky they even touch you with the sh!tty end of a stick.

Forget about apping now. Let your accounts age a bit and you'll do well.

Thanks for the feedback. Makes perfect sense now. These two accounts are my first new accounts in over 15 years. When I was younger I completely ruined my credit. So for the longest time, we just did everything in my wife's name. Long story short, about 5 months ago I went to a credit repair company to finally fix my credit (I assumed it was still horrible). To my surprise, everything had fallen off and now I realize that being an authorized user benefited me a little. My scores at the time were between 730 and 755. They told me that they couldn't really do anything for me. So I walked away feeling good. A month or so later I applied for the cap 1 and sapphire. And here we are.

Thanks again. I'll just relax for a bit now. 6 months to a year maybe?
