  4. My CU accepted a short on my vehicle loan. Owed approx 25k, they took 17k and released the title. I was/am going through extreme financial hardship and explained my situation in detal to them. It can happen.
  5. Got the letter. I was making progress in paying down my debt. I went back to school for additional training and significantly increased my income. This however is the straw that pushes me over the edge. I've already consulted a bk attorney and will be filing in July. I didn't bother trying to call and reason with them.
  6. Does anyone know if they will pull a new report if you request them to? I recently had high utilization showing on my eq report when I applied for a increase on my gold card. It had been paid off but I guess hadn't been updated to eq yet so thats why I was denied.

    Be careful. I did a no-doc refi with them and they did a bait and switch with me on the amount of my PMI. I signed all my loan docs which stated a certain amount for the PMI, when the first payment was due it was much higher. I'm done dealing with them and have filed a complaint with my state AG.
  8. Hello, I have a question regarding PMI. I purchased my home and put 15% down and paid all of my own closing costs giving me a LTV of 85%. In the closing documents I signed it said my PMI would be $52 per month. The first payment is due and they have listed the PMI as $73 per month. I called the bank and they said there was an error made in the closing docs and nothing can be done about it. What recourse do I have if any? Thank in advance.

  10. I'm in the process of selling my home. My realtor called and said we'd be closing today but that the loan won't fund for up to 5 days. Is this normal? The buyers are using a first time home buyers with the first mortgage provided by a local credit union and the second mortgage is a silent secong program sponsored through the city. I feel a bit uncomfortable signing the closing docs when we don't know the exact date of funding or recording. Has anyone experienced this before? Thanks to everyone here for all the great advice you provide.
  11. I have $53,000 in debt sitting on 6 cards with APR's that range from 0% - 8%. It stems from the loss of income from major surgery. Having a two income household was great until one of them dried up for nearly a year. Putting everyday living expenses on cc's was nerve racking. I don't think I've slept more than four hours nightly for the past year because I'be been so worried about what to do financially not to metion my SO's health. Thankfully in my area real estate has been appreciating with no end in sight. When the sale of my home is complete on on July 31st I shouuld net $35k - $37k. However the crazy market means I'm also now priced out of homeownership, at least for a few years. I want to use half of the money to return to school. The program lasts 11 months and I would make twice what I make now. I'm nervous though and just don't know what the best course to take is. What would you do?
  12. My close friend found an investment property that she would like to purchase. The property is listed at $60,000. She has enough for a 10% down payment and closing costs. She has appox. $26,000 in various retirement and savings accounts to use as reserves. Monthly income from all sources is $2400. Her scores according to the broker are706, 721 and 751. She received a quote from a local broker for a fixed 30 yr NOO mortgage at 7.875% with 0.75 discount points , 1 point origination and no PPP. This will be her first investment property. Is this a fair deal?

    I have my current mortgage through IndyMac Bank and they have been nothing short of excellent to deal with. They offer free online payments which post to the account the same day. My taxes and insurance are also escrowed through them and I have not had any problems whatsoever with that. I did a no doc loan and it was a piece of cake. As your agent advised it was just one pull from application time to closing, in my case just over 90 days.
  14. Can a condo be approved by the VA and not be FHA approved at the same time? I'm having trouble with a sales agent only using an FHA approved condo list to determine VA eligibility. I've been trying to tell him that there are seperate lists for FHA and VA. I think I'm missing out on some good units because he thinks they're not VA approved when they really are. Please give feedback. Thanks.
