  3. i appreciate your reply and understand. I had asked about BK and everyone jumped on me about the home. First BK was from divorce after 20 years. I rebuilt and took offers that came to me because I was credit worthy and single. I re married in 2017 and my debt is my own. My wife never had credit cards or debt and is fiscal. She has a job offer which has been accepted, it is a 1099 position and we are actually at Daytona with her to be employer, whom I do business for. She left her position and because it is due to my job relocation she qualifies for Unemployment and has sufficient reserve. My question was to get out from under the burden and what I created over the 8 year span. I can pay my bills and hers but it is not fair for her, but she knew what she was married into ahead of time. The foreclosure was because of bad tenants and I was a distant landlord, US Bank was not working with me on HAMP and they were not paying rent. I did see an attorney last year and could have done a 13 but my fiancé did not want me to go through that again. Hope this clears it up Sent from my iPhone using Tapatalk

  6. she has a job offer to start on 4/16 her actual start date will be after that, the job is in the retail marketing industry. Her income is based off of her salary here and this being a second home. Her Pension and her unemployment would pay the mortgage but that is not what the loan is based upon. It has to be followed by an application which will ask all sorts of financial details including current employment. Does she know this or does she expect to lie? Is this part of a repeating pattern? lie about? She has a job offer letter, and it has been accepted. I asked a question and was not looking for an insult. If there were people with perfect credit this board would not exist.   10. Thank you for the responses. The Jeep I co'd on for her. The Bike she co'd on, only because I had a out of state license at the time. The truck is all me. As far as her income.   14. Hi, So here is the deal. I lost my house to Foreclosure and during the process of trying to modify. The home is not on my CC because US Bank never reported after a Hamp a few years ago. I am credit heavy and did not learn my lesson after my BK in 2010. Now in August I can chapter again, my Credit is in the tank and it will take a few years to rebuild, whether I continue to pay off CC's and Loans or file. Since I can clear the slate in August with a filing, should I in your opinion bank the cash that I would pay out on CC's and file then rebuild? I can re affirm my vehicle but may just send it back since I am 10K in the negative. My wife is buying a home so there is no housing issues to worry about.   15. Hi, Yes I understand all that you are saying. Should I look for a different lender because my current broker said that conventional as a second home will be difficult, I may try quicken because they at least have a pool of lenders. I myself make more than my wife and the 2 co-borrowers so reserves are not an issue and with her pension which can be taken lump sum now we are even better. I’ll check on the Jeep resale as well.   17. Hi, So I myself have to wait until 2021 to do a FHA again due to a FC. My question is My wife has a 656 and her son has around the same, but their income is around 50k combined so his Girlfriend who has a higher score and better credit history with about 32k income will also sign as a non occupying borrower to help us out. I make what all 3 of then make on my own, but no mortgage for me until 2021. Now my wife has to pay child support of 400 a month, comes out of her check, so her D2I is hight because we bought a new Jeep earlier this month, because the house really was not something we were looking to move on so quickly, had I thought about it we would have waited. I pay for everything but that does not matter because the jeep loan is new. We also live in PA and we are looking to move to TN since I myself can work from anywhere as long as I have a internet connection, but the wife will retire from her job and draw her pension or take a lump and she will have her 401k. What are the options for us to buy in TN if she leaves her current job. We have plenty in retirement for reserve and down as well as savings.   18. Hi Wan2live, Unfortunately because you reaffirmed the mortgage your eligibility clock starts when the bank takes back title. In your case that was July of 2017 so you won't be eligible for an FHA mortgage for at least 3 years from that date unless of course the previous mortgage was FHA in which case you'll be in the CAIVRS system so you may not be eligible for 6-8 months after the initial 3 year wait. thank you for the info.   21. I am not attempting to commit fraud, curious as to why US Bank never started reporting again. As for the equity, if I knew there was 20 +k in equity in the house it would be a different story. The house suffered a loss in April of 16 and State Farm made me whole with the basement rebuild due to water/mold. The value of the home when I tried to refi in September of 17 after appraisal was 151.00 I owed 149 the home sold for 170 and I owed 135, yes I know there are fee’s etc, but I have not received one communication since 7/17.   24. Hi, I filed for BK in 2010 and re affirmed my mortgage and the BK discharged in 2011 so I have until August 18 for the BK to go away. Flash forward I needed to do a Hamp in 14’ all wqs good, but USBank never started reporting me after the BK Discharge, I never brought it up since it never affected me negatively in mortgage. Flash forward again to 2016, I rented my home out to friends when I moved out of state and in short I ended up in default and worked with my MAP specialist to try for another HAMP, it was denied but I never received an explanation as to why. The home went up and down from the block and finally it sold in July of 17. I have yet to get anything in the mail from an attorney or US Bank on what the sale was, if I owe anything. The home sold for 25K more than what I owed, I found that out on the county website. Anyhow, I have nothing on my credit about this foreclosure, when can they add this? Will they? If I try another FHA there will be a title check so I am well outside of the 3 year waiting period, I think.
