  1. Good to know. I have just filed my second tax return as a self employed borrower. Gross income averages out to ~$177k/yr. If that is indeed that calculation they use I should be good to go. Thanks Heg.
  2. Hi everybody. Long time member/staff member checking in with a question. I’ve been super busy and have lost track of the community at large. Anyway, long story short I am self employed, and have been for going on three years. It’s about time for us to upgrade our housing situation, as I have two teenagers, a preteen, and a younger child. We have outgrown our home. Anyway, my main question is in regards to how income is looked at as a self-employed borrower. Current home balance is $52k, worth probably $95k in this market. That would be sold. Do lenders look at gross income before any deductions? Something else? We are very early in the process, I just want to equip myself with the knowledge necessary before going much further. Thanks in advance Creditboards family!
  3. I had a Kabbage line of credit. Had it as a "just in case" type of thing. The limit was $1400. Bank accounts showed over $75,000 revenue in six months time. I recently closed it. Never used it once.
  4. I've got a Capital One that has gone from $750 to $23,000 in 7 years. They absolutely refuse to budge beyond that. I have tried multiple times.
  5. 690. So close to the 700's I can taste it. Carrying a huge promo balance on this real estate flip, hope I can get it finished up and sold soon!
  6. They declined me. They give the reason as "Your credit report reflects bankruptcy." Yet, they will give me a PRG and an EveryDay card. Who knows with Amex anymore? EDIT: Decided to try again today and got a "Our systems are updating, your request could not be processed at this time" error.
  7. Mine was on a mailer. I should have saved it damnit. It was printed really big in gold shiny letters on the envelope. 75000
  8. I'm fairly certain thats what mine was.
  9. When you know how many times I've apped and been declined, absolutely.
  10. Gotcha. Well 50k is still pretty impressive even if that is the case.
  11. I love my Amex products. So, no.
  12. Best part is the 75,000 MR points offer with $5k spend in the first 90 days. Added an "employee card" for my sister so she can help me get there.
  13. Got a pre-selected letter for the Discover it card. This was my white whale. I could not get in with them to save my life! Well, it was instantly approved, $1K CL. I've heard Discover will grow with you. Anyone have any tips for this one?
  14. They've been sending me letters about every 1-2 months for the last year for this card. Decided to try for it, instantly approved online. This is good because I closed my personal PRG card on account of the annual fee a few months back.
  15. I got a letter too. Charged $20 and paid it off the next day.
  16. App'd for this card a couple days ago, on account of the free $70 Amazon gift card. Declined. Hmmph, decided to look up and call a backdoor number for recon. Chase says it was declined because of my Ch. 7 BK that is almost 7 years old. Waited on hold, got asked a couple questions, another hold, and then.... APPROVED $5K CL! I'm back in with Chase!!! Merry Christmas to me!
  17. 691. Util is high because of this dang house. Need to sell. Ugh!
  18. Finally closed Monday! Woo hop!
  19. It's already fixed. I found a "backdoor" of sorts to the Toyota Financial executive response team. Took them two hours and it has been fixed, thankfully. We closed just fine, no issues. Now to tear into this house.
  20. If Toyota Financial is reporting incorrectly, and that incorrect reporting causes you to miss out on a house, or otherwise hurts you financially, TF would be liable for those damages. Inform them that if they don't fix it RFN, you will sue them. Also, WHY do these things always seem to happen when someone is about to close on a house. It can't be just coincidence. Something smells fishy. Also, if the mortgage lender doesn't pull a QC, they won't see that derog. If they do pull a QC and ask you about it, you should be able to just show them where the payments cleared your bank and tell them the reporting is false. I emailed my loan officer, he says everything is nailed down and final credit checks have already been pulled. As for the timing, it couldn't be worse. Since we are good there, I fear my existing creditors may enact some AA on other accounts. I hope they can fix it when I call tomorrow.
  21. Well, as long as it doesnt affect my closing, I don't care. I just hope I dont see any AA from existing creditors because of it.
  22. I should note that the payment due date is the 20th of each month, and as you can see I was early every month. I work really hard to have good credit, and I am devastated.
  23. So I have an auto lease with Toyota Financial. Opened 7/2015. I just got a credit alert that my score went down 58 points and I was marked 90 days late from 10/15 to 1/16. Problem is, I have never been late! In fact, it is paid several months in advance! I don't get it. So, does anyone have experience with Toyota Financial? Will they fix this for me? We are supposed to be closing on our house tomorrow, and I hope to God this doesnt affect that. I am going to be freaking pissed. Here's what the entries look like, by the way... And here's my history, right from the TFS page..... So, being that I have overwhelming evidence in my favor, how easy will this be to fix?
