  2. Shane closed our house for us jan 30! I can't imagine anything being any easier than this entire process was using Shane. I'm glad to see you had the same experience as i did. I'm already unpacked LOL Best wishes Tammy
  3. Shane is the best! I'm so glad your happy and APPROVED. We just closed on our mortage Jan 31! We could have closed much sooner no fault of Shanes the attorney was booked.
  4. I used Liverichly and we just closed last week. He's a wealth of information and so very knowledgable. Dallasloanguy recommended him to me because he was not a lisenced in my area. I could'nt be happier with the liverichly. He will amaze you with detail to everything.

  6. I don't know how you can expect this to be the attorneys fault. Maybe i'm wrong but i would have followed up on my payoff being made. Surely your mortage company called you before the sixty day mark and sent you out a 10 day late notice. You say you closed before you where thirty days late why in the world would'nt you have made a payment and gave yourself plenty of time for your loan proceeds to be disbursed? I'm not trying to upset you but it's my opinon it's your ultimate resonsiblity that your loan stays current until it's paid off even if it's the attorney paying it out of proceeds. I think your played things to close to call. After closing surely it takes the attorney some time to do all the final pay outs and for them to be recieved.
  7. We did sisa. What Shane did is ask for all this info upfront. A verfication of deposit, couple years business lincense, and a statement about tax liens. I gave all this to Shane (liverichly) upfront so it could be submitted during the approval process and not during underwriting. After the approval we got the apprasial and title search done. After that Shane needed nothing from me. Underwriting needed i's dotted and t's crossed so to speak from the apprasial guy but nothing really concerning me. He kept me updated and we got thru underwriting in 48hrs after the final apprasial correction was submitted. Now we are drawing up doc's hopefully that will be recieved today for a soft closing on friday. By soft papers will be ready for the sellers to sign (they are out of town and need to sign and go). On Monday my dh will sign and the loan will be funded and disbursted. In GA the closing date needs to be the funding date and the sellers are cool with that. That was my process so just be patient it's one of those hurry up and wait things. I'm glad Shane got everything upfront or i'd of been more stressed out. Best of luck to you.
  8. Not professional advise so take that inconsideration. If i where you i'd get my finance approved based on his scores and you can be on the title. If they use you on the loan then i think a minimum your scores come into play and you will raise the interest rate that he'd qualify for alone on his scores. This means more interest and higher rates for you guys. I'm sure you'll get a more accurate opinon but that's mine for wiw. In short you guys can qualify for a loan there are many 100% options available to you. Best of luck to you both with house hunting. Tammy
  9. NOPE! I discussed this with my dh and we thought it was best not to tell them. You know it's not a done deal till closing anyways and we wanted them to be surpised. We expect to close this week i should get a date this morning. We plan to move on friday and have them sleep over at my dad's and go get them saturday. Just tell them on the way home we are going to look at some houses. Pull in the drive look around a bit have them check the door and browse around inside and i'm SURE they will start to reconize there things. I'm so excited for them. We are buying them all new bedroom suites just a like we hope. It's been a challenge to find three alike and get them delivered by friday that's my chore for today. Among scheduling lights, cable, water ect... LOL We have triplet girls that are 5.5 and a 13 yo girl. One of our triplets has downs so she is in a crib still but we are buying the other three girlys new sets. Wish me luck on the furniture hunting today. We refused to buy anything for the new house until we knew for sure we where all set with underwriting.
  10. Finally got the all clear from underwriting. Doc's are going to be overnighted on monday and i should get a final closing date tomorrow! We are hoping for Wenesday so we can move in this weekend. We are all packed and ready to go. I just came back from the house and they still have a bit left in the garage and that's about it. They have put a nice cleaning on the house and i'm soooo happy about that. It's looking so spic and span. I can wait to show the kids there new house on Saturday!!!! They still don't have a clue. They think we are painting. LOL

    UPDATE!!

    I could'nt edit my other thread for an update so here it is. WE DID IT >! Finally got our final approval back from underwriting. So we are looking at closing anytime after Tuesday! Only 14 days from approval to potential closing. My family can't believe how fast Shane has worked for us. My dad is a contractor who builds and sells homes as a side line to his large contracting business is floored. He was telling me wenesday if you guys close next week i'll be impressed he's never saw anyone go from approval to closing in 14 days! Next wenesday is a very good possiblity that it will work with everyones schedules and that will be the 14th day that Shane has had my approval for us. So if it's not Wenesday then it's not Shanes fault we can/could've closed that soon! I'm off to go order furniture. We are moving in next weekend! Just another side note: If the apprasial had'nt of needed to be adjusted because the appraser left out a few details they needed we could have looked at closing monday 12days from start to close! Again i can't thank Shane enough!

  13. I watch that show what you get for the money. There was a show last night for 300k And i saw a loft condo so no acreage at all, a floating water home it's amazing to me. I think i'm getting a lot more for the money than those guys did. My house alone apprasied at 305k that did'nt include the three brick buildings i mentioned we are getting. Just the house and 5.34 acres. I'm still waiting to hear from Shane that all is clear with underwriting. Tammy
  14. Melanie you post was so nice thank you so much. We are still waiting for underwriting to complete there work. The apprasial got kicked with stips the first hour they had it. We finally got everything back to them on tuesday evening late. So we really expected an answer yesterday but they never got back with Shane so hopefully today Shane will call with the all clear. We are looking at a monday jan 29th closing tenative of course. We could have possibly closed on thrusday but the sellers could'nt make that day. . Anyways we are a big family and it's hard living in such close quarters. We are really looking forward to our new space. I have triplet girls that are 5.5 and a 13 yo girl can you feel my pain? There bickering over who ownes what will hopefully lessen after each of them have there own rooms and can claim whats in it for the most part. OH i hope they will settle down marking territory like they struggle with here where everyone has a roommate right now. My poor husband will have more bathroom space and not be rushed with his few mintues of time to bathe. LOL Me i'll have a great big kitchen to entertain and cook for them in. Tammy
