  1. Well the loan im paying off i thought was down to 27,000 but it was actually 31,000. That's why i was asking for 40,000 to pay off loan and get rest cashed out. 80% ltv is what they are looking for. I was on the mark untill they found out my pay off was 31,000 they pulled the credit right away so the bank should of saw that balance. Sent from my LGLS676 using Tapatalk
  2. Hello im in the process of doing a cash out refi with the bank i currently have now. Thought it was a good idea. Well i owe 177 on mortgage want to pull money out to pay off loan and take 10,000 out to finish bsmt. I told the loan broker i had around 27,000 left on loan which is what i had thought. Now after sending all paper work in running around. Scanning this faxing that signing and spending 700.00 on fees my house was apprised at 275,000 now they are saying the actually​ amount of the loan was not 27 it is 32 so now it might not go though due to it being higher which would put me out of my LTV. Can they do this why couldn't they find out the payoff before making me do all this.what are the other options i can do my house was apprised and i don't have the money to go somewhere else.any help would be great.   3. Hello all i am in a spot of questioning a new pool install. Well let me tell you what my problem is. I took down my old pool over the summer due to it being rotted and previous owners diidnt take care of it. Well i now want to refi and cash out but now im wondering if i should install new pool aboveground or just leave it as there's just a sand filled circle.how much is a pool worth to a appraiser for a cash out refi?   4. Well im worried cause I took my pool down abd havent had a new one installed as of yet. But i had a new roof installed new boiler and a pellet stove installed zillow shows estimate of 280 i know that's not 100% accurate. But i need to clear 260. To get what i need to so i can get stuff done to the house. Before appraisal im going to have tub reglazed and have a shower door installed with new fixtures just to spruce it up alil. I wanted and am focusing on trying to get pool set up before. Bsmt im not worried about because broker said bsmt isnt going on appraisal. Sent from my LGLS676 using Tapatalk

  8. Thanks guys for the information i also wanted to know about the appraisal. With the market an up can i hold off with refi and appraise when my pool and new bathroom show gets installed how much of a jump would the market take from now maybe like till march or even april? The appraisal i got done when buying the house came in at 215,000 that was in 2014 we now have new roof gutters boiler kitchen floor redid all the wood floors in house. Good morning me and my wife bought our house three years ago it was a short sale so got it at sorta a deal the bank didn't give us to much room to neg.but now we want to refi and lock in a 30yr mortgage. I am mot getting why the house has to appraise in the 260s when we owe 178.i. Also looking to cash out 30,000 to do upgrades and pay off some cc. To get ltv i devide 178 by what ever the appraisal is correct? Do i add the 30,000 that would be cashing out? That would bring mortgage to 208 then u devide that by 250 and it puts me in .83 which is 83%ltv . they are only looking for 80. Am i missing something. Any help would be great.   15. sorry about that we are at 2.3 or 2.5 percent how ws bought for 197,500 we now owe 178,000 depending on what site ie looking at its value is 260 to 275,000. Sent from my SM-G900V using Tapatalk
