New 2014 Focus. Trading in to reduce payment. Current payment is 356, new payment, even with neg equity is expected to be >270/mo. Rebates keep loan value under sticker... Will only do this if I can stay with Ford Credit. Current loan balance with them is 23,550, new expected loan balance would be roughly 18,200. Any advice would be appreciated! Thanks a ton!
  10. When I bought my Fusion, the advertised Tier 1 offer was 1.9% for 72mos. I got it with low low 600s score but no lates no derogs just high util and AAOA of 8 months.
  11. $470000 loan with $2200/mo? Doesn't compute , not possible FHA allows you to compute 75% of expected rent into your final income calculations. So it would be $6,325.
  12. My grandparents are selling their home next spring. They treat it as a 1-family home, but it technically a 3-family home. It is currently appraised at $875k, with a current market value of $590k based on current comps. I'm 20, but with a less than thin credit file. I have a PIF Santander car loan ($8k), and a current Ford Credit car loan ($24k), perfect payment history with 9 total accounts, no derogs. 10% util w/ total $5k in CC limits. Mid score of 702. I would like to make an offer of $470k. I can put $20k down. Income: current job (2 years on job) $2,200/mo Expected rents: $5,500/m. Is there an inkling of chance I could qualify for FHA, or would I be better off taking the chance of asking them for seller financing?

  14. Somewhere between $330-360/mo
  15. I have 2 months until I have to buy... So by then, the account will have open for 5 months... Second job income will have been for 3 months. Probably can swing a higher DP.
