  1. So far the rates have been all over the place. NFCU offered 4.375 for 15 yr. New American lending offered 5.725 and some other online lender offer 4.875 for 30 yr. I'm thinking about just doing a HELOC instead. I wish I could just sell the house and use the equity to buy a new one, but my elderly parents live there. Also, I'm paying $300 month in PMI so I was hoping by going conventional I could at least eliminate that.
  2. In 2014, I bought a house for 300k. I moved out the area due to work and owe 269k on the house. Current value is around $425-$450. My family still lives there and pays rent, which I include on my taxes as rental income. I would like to do a cash out refi to use as a downpayment on a primary residence. My mortgage scores are 625, 631, and 655. Employment income is $140k with yearly $7k bonuses. DTI is 31%. CC utilization is 35%. Mortgage scores are low because a car I cosigned on had 4 lates last year and I'm working on my cc utilization. With this information, would I be able to do a cash-out refinance and if so are there any recommendations as to lenders? Rent is extremely expensive where I am. I'm paying $2300 for a one-bedroom 600 sq. ft apartment, so would rather buy again.

  4. Hello, I have a charge off from Swiss Colony for $547. It is past the SOL. I've tried PFD, but RMCB sends me a letter back saying to send payment and they will "update." Has anyone had any luck with them? I've read they stick like glue.

  8. I have 3 Cap 1 cards and a Barclays card that have all been maxed for a long period with me just paying the minimum. I've now come into a settlement and would like to pay them off completely. I was wondering does it report right away or does it report within the normal reporting period. Thanks.
  9. Thanks for the input! I appreciate it. I'm just considering all options right now. I did want to upgrade a bit. When I originally purchased my Nissan I planned to keep it for 6-7 years then upgrade to a luxury vehicle. Since it came a bit early I'm considering it now.

  13. Quick update: The lender ordered my W-2's from IRS to confirm the docs I gave them were the same as what I provided. They approved the loan, I signed docs and wired the downpayment. Thanks for all the advice everyone provided.
