  1. Thanks...luckily its new construction and still under warranty for now....I just finished a list of things I need them to update but I do need to get my baby boop a bedroom set so she can get out of my room.

  4. Thanks for all of the advice and the hand holding we finally closed and have been in our spot for about 2 weeks now. We had some tech difficulties with getting our internet hooked up!! Im so happy to have my very own home!!!

  6. I will have to dig through all the packed boxes and see but does it matter that there was never a closing date on the contract? If it says it must close within 45 days then that is what it is even if a specific date isn't on there. If there isn't a law that directly covers this at some point common law will come into effect. A sales contract can't go on indefinitely, that just doesn't make sense. While going through your paperwork take a look at the earnest money guidelines too. It is a FHA loan...Ill keep you posted how it goes tomorrow. Thanks again for taking the time to help. Have you talked to your realtor about it? Thanks for answering this for me. It was a built to order home but I did go digging through those boxes today because I wanted to see what was on it. It just says that the Seller must give me 30 days notice for a closing date. My realtor believes that they are being "bullies" and trying to force me to close by that date. He said that he was going to contact his attorney to see what they say. I can't see the big deal in just giving me until the end of the month knowing that I have financing as a just in case the underwriters come back and ask for anything else. I know that my stuff is in place for lending but I don't think that we will be able to close by this Friday if my file was just sent to underwriting Thursday evening. It's possible but not likely. If it gets through underwriting and the title work has already been done it doable. My loan got out of underwriting on Wed and the title work was completed on Thursday but the bank won't move forward until they have the title work in there hands either Monday or Tuesday depending on how they sent it. If you are doing FHA then you probably won't. They are running around three days plus mail time back and forth. If no FHA it's certainly possible depending how fast everything moves a long, probably a long shot though. If it makes it out of underwriting before Friday I can't believe they would cancel the contract with the loan being approved with just technical paperwork needing to be done.

  9. Okay...so if anyone read my last post you will know the background or just a little. I was supposed to close on the 28th of December but my score dropped before then so the closing date was pushed back. Well, when I would talk to my realtor he told me that the builder had failed to put a closing date on the contract so that worked in my favor, but it must not have?? My score went back up and now the ball is rolling again....well i think???? I came home today and found a letter from the builder stating that I had to close by the 10th of this month or my contract was null and void.... Is this legal?? Can they do this??? What rights do I have???? Please help with any advice on the matter??

  12. Okay....Long story short....I was originally preapproved for a home back in August for the home of my dreams. Well it was a built to order home and in the time that it took for my home to be built my score dropped due to some things hitting it that shouldnt have. I have since got those things cleared up and the lender was able to pull my reports yesterday and we are back in business. I have resubmitted all of the things like current paystubs and bank statements but what comes next???? How much longer do you estimate my process taking???? I know that you can't give me concrete dates but just what how long do you think that it could take?
  13. My lender told me when he did mine that he needed something from the company so CapitalOne sent me a letter saying that it was now a $0 balance but I don't know if that's the requirement of all lenders but I know that's what he said they needed.
