  2. I've literally called 5 brokers and 8 different banks here. Nobody goes below 620 nor could they tell me anyone who does. I'm thinking about applying online, quicken loans says they go as low as 580, just afraid of what their overlays would be.
  3. I was at 619 when she ran it through and she didn't think it would take since they only do 620 and above. If we can find someone who does 600 then my husband and I could both be on it. He has just barely reached that threshold and should gain some more points around 8/15 when our recent payoffs update.

  5. Ugh! 2nd lender says my income is nowhere near enough to qualify and can only do 640 or better. Have left a message for a 3rd lender. I guess the 600 fha is a fairy tale in our area
  6. Thanks I was looking at current reports over the weekend and my cc's still haven't updated but a bunch if other stuff has changed for the better. Pulled my mid-fico and it's up 21 points. I'm headed to a different lender today and hoping to have a commitment letter very soon!
  7. Thanks Brian, When the updates hit my credit report my only debt will be my car payment and one card with $100 balance. I'm very well within the debt to income ratio at that point. But, while I'm waiting for those updates I'm afraid we are going to lose the house we want. What window of time do we have for another hard pull? It's been 1 week since she pulled.
  8. Lender told my agent they could work with anyone down to a 600. So we went ahead and applied. I'm at 619 and she comes back with "well, automated system says you have to have a 620 and we only go by the automated system." So now she can't help us unless we can get the paperwork from creditors for rapid rescore. My creditors aren't willing to do it so now we have to wait approximately 17 days for my scores to update. I found another lender that sounds more promising but first lender has told us if any other hard pulls show we are out (the mortgage pull is the ONLY pull showing on my report
  9. Looks like the primary contract on the house we want is going to fall through. Still haven't found anyone in TN who can do a 600 FICO with less than 10%. We can get about 6% down since seller is paying closing. Feeling like my options are limited to looking online. Suggestions from anyone where to go? Really don't want Wells Fargo but if I must, I will.

  11. 2 collections, 1 paid charge off and 2 medical collections. We've had no lates in 14 months. No judgements and total owed on collections is about $1200.
  12. Found one person here locally who might be able to help us but still wants 5% down. Everyone else is saying 620. Anyone here have ideas for who I should contact? I'm in Tennessee.

  14. Or have some extra dough in reserves to pay them right away. On our first house we had a baddie come out of the woodwork the day before closing. Had to pay off to the tune of $1200 or no close, no time to dispute, nothing. This. I had a baddie pop up that was 2k. no time dispute or anything. It was either pay it in full or walk away for a few months. I feel it's worth a pull to know exactly where your at and could save you money at closing. We have cash on hand but to be very honest, there is nothing else that should come out of the woodwork unless it's something completely bogu
