I understand that we need to have a "real" copy of a credit report, and not the ones from MyFico. I am in the process of getting those now. Can I purchase them online or do I need to just mail the request. Example: TransUnion has one I can purchase online for $10 (not the monitoring one). Will that work or do I just need to mail it in and wait for it?

The free ones are OK. It is much better, IMO, to get the snail mail version sent to you than the on-line one, but they both will have the individual CRA file #.
You do not need to pay the extra cost of a score for a credit report for disputing.
You may have a few extra days of response time with a free report, however, I believe that the free reports, properly disputed, are better in the long run as they are tracked for compliance more strictly.
