    Jack Attack?

    Okay I have been doing lots of reading about different methods everyone using to dispute TL. Jack Attack seems popular but I cannot seem to actually locate a thread that explains it? Maybe I am blind but I checked all sticky posts and even did a search but just had thousands of results of people mentioning the word haha! Someone have a bookmark or able to point me to this method?   2. Thanks Brian!! I had no idea that is how the factored the scores!! I think the income we have is probably good and we currently have a very low debt-to-income ratio hence how I am able to pay 2k a month towards credit cleanup. I guess all I can do is push forward with the repair process and give it a shot when they are ready to sell. The trustee of the property lives on the other side of the country & said he is not returning until Mid April to start figuring out what he is going to do. The lady lived in the place for 40+ years so they have some major amounts of stuff to look through!! I am guessing June-July they will be ready to sell and hopefully I can repair our credit enough to get a loan!! One more question for you also: When it does come time to attempt financing what is the best option usually? We belong to Huntington bank and have been with them for many years, but does that have any positive effect? Obviously they would see the income we have and out spending history also so would they use that as a factor? Sorry for all the questions. Being a first time home buyer it is going to be a lot or research and learning I am sure!! Thanks, Rob
  3. Well the report shows the most recent negative as .3 years but it was for some silly collection for 90 bucks. I have no idea what it is for since it does not show it so I am sending them a verify letter. If it is something I know then I will request a PFD from them and get it gone. After that I should be okay for being free from negatives for the past 2 years. Regardless our main goal is to clean up our credit history and actually pay attention to it from here on out. Life became very busy with the new little ones so it slipped more then I would have liked it too. I would like to ask how a co-signer would effect an application for a mortgage? I personally would never ask anyone to sign for me but my father-in-law had mentioned he would help us out of needed since he knows are finances and has been helping me during the cleanup process. He rocks an 800+ score so figured he was doing something right! My main concern would be how that would effect him for obtaining credit if he needed it. Would they base a loan with his income also? AND if we did go this route is it easy enough to have him removed as soon as we are able to be on a loan without him?

  7. Hello all!! Here is a little overview of our situation we are currently in. The House A house has become available for sale (some passed away) and is happens to be the house next door to my in-laws that my wife and I have always wanted to buy. They were aware we would want it and are going to give us the first shot at it but are still waiting for a price so we are hoping to hold them off a bit until we are ready financially! I would estimate the house to sell for $150,000 but it is resting in a $250k+ neighborhood with some houses in the $500-1m range but the lady never updated the inside so it is a blast from the past Our Credit/Debt About 3 years ago I used these wonderful forums to rebuild our credit. I had us both up to around 680. Problem is my wife became pregnant and was off work for 6 months due to complications. The bigger issue was her being an RN she was the primary source of income due to me finishing up college. SO the debt started to build at that point. Of course right after the 1st kiddo arrived the surprise 2nd and also the 6 months of no work do to bed rest... Long story short this destroyed our credit and we were both sitting around 560 in December 2013. We decided to start tackling our current open credit cards that were maxed out. So we started paying 2,000 a month towards them and have knocked out 4 of them and have one large 5,000 limit card to go before we are free and clear of credit card debt. According to my calendar we will be done the first week of April paying off everything and it will be a great feeling for sure!! I guess my main question is. Will it going to be enough to push our scores to the point we could apply for a loan? I personally have a Chapter 7 from 2005 on my report still so it will be gone soon enough. And a small paid judgment that was in 2009. We both have some charged off cards that we could not save with the huge loss of income from my wife taking off for bed rest. Also some very small medical collections that I am going to work on getting removed since some are as minor as 25 bucks!! Also both have deferred Student loans.. Our current income as of 2013 tax returns is $90,000 and 2014 we are expecting to break $100,000 mark. That is my making $50,000 a year as a Mechanical Engineer and my wife at $60,000 year as a surgical Nurse. Conclusion To some up what I am attempting to gather. Is going from 99% credit utilization down to 0% going to impact the scores enough? What do loan providers look for? Also any advice as to where to look for loans when we are ready to move on it? I was thinking FHA would be the way to go for us with the 3.5% down! Thank you all in advance!! 2014 will be our year to bounce back and get that 800+ score we know we want!

  9. I have a judgment on my report that was files 03/2009. Paid off on 09/2009. My question will this be removed when the original debt is removed? The original debt it going to drop off 06/2014 since that will be 7 years since it went delinquent.
