  1. I'm in the same boat as you doodle... We found a Freddie Mac house we fell in love with. Put in offer + 5 k and asked for the 5 k back for closing. The accepted the next day. Our home inspection is tomorrow and our signed contract should be back tomorrow. Hopefully we can close by early next month
  2. I'm am pretty sure that even though you aren't on the USDA loan with your husband you can still be on the deed. That's what I'm doing with my wife and our broker
  3. Nice! What do your scores look like? Edit: Also, i'm not sure that we are comparing the same thing.... (conventional vs FHA) I think my mid score was 675, and your right I got a USDA loan and you have an FHA loan

  5. Good god...what a stressful experience!!! Well we got a clean bill of health on the home inspection and now were into under writing. The under writers came back and said they needed some explanation letters, which were nothing big. They also told me that I needed $5800 for closing and I needed to show were it is coming from, which totally jacked up my plans of my company giving me a loan. My in laws agreed "to gift" us the closing notice the quotations and I also need to get a cheap quote for flood insurance since they say the house is in a flood zone. Hopefully I can hurdle these small obstacles and get this done.
  6. The tax department told me they access once a year at the beginning of the year and the tax cycles go from july1- June 31

  9. Here's my update on our house!! We put our max offer in with our 215 and we asked for the 5 in closing costs. She came back and said she'd take the 215 but no closing costs. I told my agent that I could cover half the closing costs but that would it for me, I told him to let her know that this was my final offer and if she declined, to thank her for her time but we are ready to move on. My agent called me back and said that him and the listing agent we going to take a cut to get the deal done. Now the only issue is the taxes are pushing up my dti. She never lived in the house so she had owner unoccupied taxes which are double for the year. My lender is trying to push his underwriters to take the higher dti. So hopefully everything works out. Wish me luck again!!!

  11. Got some good news today...our agent told us that a house that has been on the market almost a year that the seller would consider coming down to 210.   13. So I've been a member on here for a while now, and I haven't been very active on here but I've always stalked (especially the home buying journeys) so I thought I'd share mine. I guess I'll start a few years ago when I had a buddy who's brother was a mortgage broker. After some convincing I had him pull my credit to see if he could get me a loan. Once my credit was pulled the broker basically laughed at me and told me my score was in the low 500's and told me I had about 40 accounts I needed to pay off before I could think of getting a mortgage. In the past few years that's all my goal has been, credit repair. With the help of credit boards I was able to clean up my repair my credit and raise my score up to 720. I was able to get multiple cards two car notes and a bunch of other stuff. So this past October I met with a broker and he told me he could get me a 200k loan. So my wife and I got an agent and started looking for homes. We found a few homes and then the broker came back and told me that due to business write offs he could get me around 120k. At this point I told him that I would pay off some bills and do my 2012 taxes with no business write offs. Fast forward to February 2013 and I get all my bills paid, my taxes done, and my wife's truck put in her mothers name. Our broker comes back and gets us 215k per approved. After looking at terrible houses for weeks we finally find a home and fall in love with a house. Our agent tells its a HUD house and the offers have to be in by midnight on march 4th. My wife takes all of her family to the house this morning with the agent to see what they think. So finally I'm ready to take the plunge. This house is for sale for 194,500 and I offer 210k with closing costs included. A real solid offer, I didn't want this one to get away. My agent says good and calls me back an hour later and says the house is gone and I'm like what??? He says he looked at the listing and it said all bids in my 3/4/13 by 12:00 am, it took all my might not to call him a f-ing salamander, i told him we'd try again but on the inside I'm defeated.
  14. +11 to 704...finally made it to the 700 club....does anyone know how you wm score relates to you're other credit scores
