  1. My daughter got a bill for 1000 for an ambulance ride back in December. Insurance paid us directly 80% and I tried to get the EMS billing company to accept that but they won't. What happens if we don't pay this? I assume they will come after us as her parents? Can they report on our CBR? I'm willing to pay the 80% but I'm not paying any more than that.

  3. I purchased my home in April of last year and have now finished the basement and added a fence and deck. I would like to get rid of PMI as I am currently at 90% LTV based on my original appraisal amount. Thank you!

  7. While in the process of short sale it will report as late and probably as foreclosure initiated. It will then most likely be reported as "Settled for less than full balance" once the short sale has been completed. Make sure she finds out what is going to happen with the deficiency balance. Henry
  8. I started a small side business about 2 yrs ago. I have the chance to purchase a company that we currently use for our larger wholesale orders. They currently gross 600k and the owner nets 100k. He works 50 hr weeks. We would get about 30k in equipment and their book of business. I would have the owner finance and stay on for a few months for training because he offers some services that I currently don't. He wants 150k for the business. What is the best way to value the deal and structure? My second option is to keep our client who purchases roughly 30k a yr in products, buy the machines we need and start smaller and not have to put up the 150k. The other advantage is I could still run out of my basement/garage and not have to rent the warehouse/office space that I would need for the larger operation. Any comments/insight is greatly appreciated. Thanks!
  9. That is including the Car Payment. The reason the underwriter said she wanted 10% down is because of the rental property and that I currently don't pay any rent b/c I live with family. She said she wanted a history of being able to afford the payment. Henry
  10. Well after getting my approval letter the underwriter called me today and said in order to approve me that I would need to payoff my car. It has less than 10 months left but she still wanted it paid off and for us to put 10% down even though we are going FHA. She said our ratio would be 33% front end with only the 3.5% down. Is this something that happens normally? Both the wife and I have 720+ FICOs. Now that I have to put 10% down I don't want to have to pay the upfront FHA funding fee. Is it possible to go conventional with 10% down. Thanks! Henry

  12. I heard that is possible to have the debt to income ratio waived?? I currently have a rental property which skews my debt to income ratio to be too high. My wife and I are under the income requirement for a guaranteed loan and both have FAKO scores of 720+. Never any lates/negative info, can verify income. What are the rates like with USDA? Is it better to go FHA? Henry
