  4. I am sorry, I am really new to these stuffs. I am getting confused with all the terms and abbreviations. I have been reading a lot in this forum to see where I can start. There are tons of information out there, but I am just not sure where to start. I will write to the attorney (what? just plain letter saying this account is not mine?) and I have to write to the court within 3 days of sending that letter to the attorney. What do I write them? Once again I am sorry, I have got too many things going on in my life now. Also I pulled my credit report. I don't have anything negative. All the account info looks correct. Address infos are bad. I seem to have too many queries. I don't know how the hell that happened

  6. Today I received a certified letter from the municipal court stating a company named “Inovision†filed a complaint against me for money. The law firm who is representing them is called Javitch, Block & Rathbone LLP from Cleveland. It says the money is originally owed to Associates National Bank. It even prints the account number. According to their record I owe $1,600. My issue is I never had any account with that bank. I saved all the credit cards I got in my life. The account number doesn't match with any of them. I really don't owe this money. What am I supposed to do now? What lawyer is going to take my case? How much someone would charge to take this? Why should I pay to anyone, if I really don't owe the money? Here is what letter from the county clerk says you are hereby summoned and required to serve upon the plaintiff's attorney a copy of an answer to the complaint within twenty eight days after the service of this summons on you, exclusive of the day of service. Your answer must be filed with the clerk of court within three days after the service of a copy of the answer on the plaintiff's attorney
  7. Due to the length (number of messages posted) of my earlier post, I thought it would be beneficial to open a separate thread as a second part of my last post. Just so you know here is my previous post http://www.creditboards.com/phpBB2/viewtop...4279&highlight= As you probably know from my last posts that I had 3 derogs in my credit file. Two were real and one I still don’t know how it ended up there. One of them, which is a telephone bill, is paid off but somehow it is still being reported in the file. One of them is very minor $28/$30. It was my mistake not taking care off this after closing an account. The other one, as I said I have no clue about it to this date. After reading his other posts, I started trusting him. Later I decided to apply for my home loan with him. So here is my experience I think, overall Don did an awesome job for me. I would rate his team in three categories that I think are needed/appropriate for this type (getting the loan & buying the house) of transaction. Trustworthiness (A+) Efficiency (A) In overall service (A+) Right from applying for the loan to getting the key of the house, it took me around 21/2 to 3 months. To be honest with you, toughest part for me for the whole transaction was to actually finding the house and negotiating the deal. Applying for the loan and getting it approved was the easiest part. I give all the credit for this to Don. In every phone call and email, he gave personal attention to me. He was extremely polite all the time. Let me tell you… if he continues with the same manner for every business dealing he is going to be a very successful businessman. As I said earlier, the whole process took me 21/2 to 3 months, during this time, Don had an accident and so every now and then I had to deal with two of his associates. One of them was Nanci and the other one was Dave. Both of them were nice to me. When I applied for the loan, the 30 yr fixed interest was averaging around 5.0%. Don gave me 5.5% in his Good Faith Est. I didn’t mind, in fact, I was very happy with it considering my credit situation. I applied for a 200k loan with 5% down. At the time he couldn’t lock the interest rate because I didn’t have a contract. That was according to him. Anyway, I closed on my house last week and I ended up getting 5.875% int. rate. I locked on the rate almost a month ago. Estimated closing cost I got in GFE was 2,810.00. Estimated prepaid was 1219.45. He was bit off on this, specially, on the school district tax. No blame to him for this. Of course, he couldn’t guess what school district I was going to buy the house in. Total estimated settlement charges in GFE was 4029.45. Of course, I did my own calculation too just to be ready. My safe/highest estimation was $4500 and ended up paying $1500 less than that. Well, the seller agreed to pay for the closing ($3000). So actually I just paid the down payment from my pocket. Another great part from Don was that he didn’t charge any origination fee. Let tell you, that’s a BFD life saver! I have seen people getting screwed big time with this. The worst one I have seen was $3000 and the average I have seen was $2000. That’s of course if you have credit issues. I have seen this for different people. I applied for home loan once in my life and that was with Don. On the closing date, I was very very nervous about everything. I thought I was having heart attack or something. I was shaking, couldn’t talk properly, I remember the first question I asked was where is the restroom? Can I get some water? :-) After signing the first paper I was flying, started feeling great. The whole day was like I was floating in my dream :-) So thanks a lot Don, Will and all others in the board for your help! I now am a new homeowner!
  8. Good news! Good news! Good news! so far. I called Don again to talk about some of the confusions I had about the process. that balance in the credit card wasn't big deal. i thought it would be a BFD, well what can I say I am browsing the credit forum and other mortgage sites day and night. And lemme tell you, some of these guys do scare me. But in a way I do like their approach. The way collection agencies do their business are totally unfair and I feel the same way with the reporting agencies. They are just a big cult group in my eyes, that's all. Anyway, here are my FICO scores Experian 637 TransUnion 664 Equifax 625 I got approved for 190K loan. well that's what I asked for and I got it. so I am very very happy. I probly won't spend that much but just to be on the safe side I applied for that much. It took him 5 mins to process my application. He hasn't given any rate yet. He said I will get it when I sign the contract papers, 'cause that's when the rate will be locked. Like yesterday, he was very polite but he sounded little tired. Not sure if it's because I asked him too many questions or something else. He charged me $25 to pull the credit reports from 3 CRAs. He said I will be receiving an email today as well as a packet via normail mail (not sure when) detailing the loan and stuff. The package will tell me what papers I need to fax or send to him. He also said that he would give me the name and phone number of a good realtor who can help me out finding my house. I am waiting for his email. I will keep you guys posted
  9. finally, I filed the application with Don Semler's (DACMAN) aimloan.com. The site was bit buggy. it wasn't reachable for a while. it's not his fault. He needs to get a good hosting service to host his site. As for the actual application, lots of information you have to provide, well they are all needed I guess so no big deal. Hosting server went down again during the application process. It was not his site this time, he is collecting the application thru another site called securemortgage.com and that site went down. Ended up calling Don's assistant to give all the information via phone. I have to talk with Don to clear some confusion so I told her not to process the application yet. I need to ask the same kinds questions I asked here. Like what should do with my $275 balance on a $500 limit card. I usually pay them off every month. For this one, I will send the money this. So my question would should I pay the money now and wait for it to show up in the report next month or so and then apply for the loan?
  10. what exactly is DTI (debt to income ratio), well I know the math part of it but how is it actually considered by lenders. Say I have 3 credit cards, 2 with 0 balances and 1 with $300 balance on $500 limit card. Does it mean my debt payment is $300 per month? So it's a good idea to pay off the balance even before I apply for a loan? Well say I pay off everything now, this new balance is not gonna show up in the report untill next month or so. So does it mean I should apply for the mortgage in 1 or 2 months?
  11. thought I would keep you guys posted on my process. I am sure it will be helpful to all newbies like me. Plus it will be a test on UMB (Upfront Mortgage Broker). Moment of Truth... are you scared UMBs? ;-) I decided to work with Don Semler of aimloan.com/metloan.com. He is also known as DACMAN in this board. I talked with him today on the phone for the first time. He seems to be very nice. He didn't sound like a sales person at all. He sounded like a friend who was trying to help. He took time to answer all of my questions. Per our conversation, I will try to fax my w2s, paystubs and bank statements to him. He hasn't charged me anything yet. He will charge me $25 to pull credit report. He will do so after I file loan application online in his site and getting the faxed stuff from me. After taking some time and thinking about our conversation, I still have some questions (not his fault, things that came up later in my mind). I am still a bit confused about how UMBs are different from normal brokers as far as contract goes. He told me that I won't have a contract paper (UMB contract) if he acts as or is the lender. If he becomes or has to act as a broker to get me a good loan (save money, etc.) then he will send me the contract paper ( like UMB contract ). I understand the part of how or where UMBs make money but I don't understand the part how my interest would be protected. Like, I won't have any hidden charges, rates won't change magically, I will get the best loan and other fun stuff. What do you experts think? How should move on? I will ask him these questions too to clarify. But I am also sharing my experiences with you guys so far. And of course, I will always keep you guys posted. Also for fan-tan, I think we should have a section here for rating a broker.

  13. So, here is my update. I got reply from the other two CRAs (TransUnion and Experian). They didn't delete anything. They are saying all those negatives are mine, including the one (pinnacle) that is truly not mine. So I sent pinnacle a certified letter asking for proof. Next week I will look for a lawyer and send them a threatening letter or something. As for the telephone bill, it is paid in full, but still being reported as a collection account. Shweeet! I have sent a threatening letter to the collection agency reporting it. Now for my steps toward mortgage, I pulled my FICO score for TransUnion and Equifax last night. Here are the numbers TransUnion = 664 Equifax = 625 I couldn't pull experian (who knows why) I hope I can get some good mortgage (who knows). I will try my best. That mtgprofessor site DACMAN provided seems to be good source. Anyone, has experience with those guys? I know eveyone knows Will (he is rich and famous now) but he doesn't broker for my state. DACMAN gone missing (;-) stolen phrase from you guys). I sent him an email last week or maybe before that. didn't get any reply. I am looking for a realtor too (buyer's agent). Please share your expert opinion on this too like, how to shop for a realtor, blah blah blah.
  14. i gather from this and other credit forums that you just have to keep disputing with the CRAs until they remove the negatives from your record. Wow... I am amazed in every way I think about it! So, even if I owe the money the negative can still be removed. And, even if I don't owe the money, somehow I can still be Freedom Unlimited*ked, reported in the CRAs record, keep fighting with them (CRAs and CAs) about removing the invalid negative. I understand the need for CRAs (Equifax and all others) but the way they do business is totally wrong. What kind of business practice is this? Some xyz company wants to report something negative about someone, ok. pay CRAs or subscribe to their service and xyz company can report whatever about whoever. CRAs do not ask for any proof and don't do a thing to validate any record. They don't do it and it's a fact. I am the living proof. Who serves the interest of us? I know you are thinking about FTC. I complained to them. They are saying... oh we are not going to do anything right now, we will look for pattern with this company "pinnacle" and if we more and more complain like this we will take action. Wow... how many innocent people need to get Freedom Unlimited*ked before this cult "pinnacle" and like businesses can be brought to justice? I soooooo want to face these guys in the court now! They are sooooo going to love me. In the meantime, I will take any of your advice. As for mortage, I hope I don't have to pay this cult "pinnacle" to get my mortgage.
