    Finally

    YEAH... We closed on Wednesday and are moving in today. I am so excited got up at 5 all packed wishing hubby would get up so we can go. Thanks to everyone who said it was a long slow and drawn out process, you were all right but you were all right it is well worth it. PS FELT SO GOOD I WENT AND GOT A PUPPY
  2. Sounds like Wednesday may be the day...I just don't understand they new the closing was coming up why didn't they make arrangments? Will someone call me when it funds?

Ok so I am finally all set to close on Tuesday...but the banks lawyer says they can not get a lawyer to travel so far away (300 miles or so) so they are having the closing happen and then they are having the papers expressed to them and the funding happens on Wednesday. I am not happy about this because it means I have to wait longer to take possession of the house. Is this common? My broker is furious, says he was assured this would not happen, my loan officer said this should not be happening and that on Monday they will fix it, but I am not sure how. If it has to happen this way is there any more snags that could happen? Thanks all
  4. Well; I was supposed to close on Monday but now have to get a new date. The survey re-cert that was required just came in yesterday and now is with the appraiser and underwriter. I really want to close Wednesday or Thursday, before the holiday weekend...is it still possible? My hubby is getting very discouraged...Thought now that we had the survey thought we could go to closing..

    the lender already sent employment verification forms to my employer and they were filled out and returned...so now I guess we see what happens at closing

    My closing is set for the same day as my company is closing on it's merger so my question is "is anyone going to call and re verify my employment at the closing?" Someone told me that this is common practice. On my list of conditions for at closing it says "verbal verification of employment" so I guess that means that they will confirm but who will they call there is no guarantee that anyone will be in the office htat day.

    I got the appraisal today came in right where we needed it glad we negotiated the price down enough. Now almost time to set the closing date hoping for June 30

    I read that somewhere but before you take it god's word ask Dallas or Shane they seem to have the best advise....like I said I know what I do form what I am going through trying to get my mortgage soon. If you PM of of them they will get back to you
  10. Go to credit forum and get the appropriate letters to send to the CRA to dispute the charge since the company is no longer in existence someone should be able to help you with the right letter.

    I will answer what I have learned in the few months I have been going through the process. Hope it helps 1. How long does it typically take to get a FHA loan? Once I had the contract it took about 9 business days 2. What info will I need to provide? (Pay stubs, taxes, etc.) I need 1 month pay stubs two years W2's proof of child support, rent history, employment verification, 3. What is the minimum score needed? I was told 580 but I hear it depends on the lender 4. What is the max DTI ratio allowed? Not sure about this but mine was about 33% at application 5. If FHA is not score driven then how do they calculate who gets the best rates? or do they? Again not sire wishing I had asked this question 6. Is FHA for everyone or first time buyers? According to what I have read on line it is for any person who has not owned a home in three years 7. Is FHA only for people who can't get a conventional mortgage? If so, should I try for a conventional mortgage first? I would have broker run both types and see what kind of rate and offers you get 8. Is it true you only need 3% down for a FHA loan? Yup but that is also dependent on your lender
  12. I believe they use the lowest median score. So it would be your mid or her mid which ever is lower.
  13. I have looked around at houses that have sold in the area we are buying in. The problem I see is nothing has near as much land as we are buying (and we are only getting 1.35 acres). Everything near by for sale is in the village on just a standard lot. and they are not selling for much. Is this going to be a problem? There is one other house on the market (sale pending) with as much land but if it has not sold yet it will not count as a comp correct?

It's not exactly hard it is tedious and time consuming and will bring you to tears (the point that I am at) but if you ask a lot of questions of everyone involved it will all come together and in the end you will get what you want. When you get to the point of being discouraged/confused/or in tears, write to the board they will help you.

    Company merger

    I am set to close on my house around July 1st, my job is merging with another company (more like a take over from hell) on July 1st (funny same closing date. Since the way they are doing the paper work is that we are all getting terminated and re-hired by new company, so will this affect my mortgage? they say they have to get verbal employment conformation the day of closing.
