Will owning property hurt my chances for another mortgage?

So I am planning on applying for a mortgage in the next 6 months. I currently own three properties. One is a house that is valued at $101K and I have a mortgage on it for about $55K. I do not live in the house but couldn't pass up buying it for $15K in 2008. I put some money into it so it is probably worth more the the original $101K. The second and third is just land that are valued at about $40K total that I own free and clear. I have a few questions regarding these properties and the mortgage process. 1. Does owning properties free and clear help or hurt my chances to get approved for another mortgage? Does it look like assets or something? 2. What is the best option I can do with the house I own and want to keep? Should I convert it to a rental property? I already have someone who wants to rent it. Does this help the situation? I contacted the local CU but they were more interested in trying to get me to let them run my credit and "pre-approve" me then they were trying to answer my questions. Any opinions would be appreciated. Thank you

I have multiple browsers installed on multiple virtual machines because I do website testing on the side and need to verify that the site works with previous versions of all browsers.

I would assume you have computers at home and at the office. Do you have the same problem at both locations? Same ISP?

Nope. No other proof. I contacted Direct Loans and they claim they don't have the information anymore because it was transferred to the other servicer. The other servicer says they don't have the info because the account was transferred to them after the dates that are being reported. So now I'm trying to get a letter from both saying they don't have any information to try and send that but I'm guessing it won't help.

I'm in this group and I can't get anything accomplished with them anymore. The lady basically refuses to do anything regarding disputes except to tell me they already investigated it. I recently had my student loan transferred from Direct Loans to another servicer. During the transfer they update my TLs and marked me as late on a few occasions. I have reports to show that these lates were not there a month ago but she still won't "reinvestigate". She basically told me to send them proof that the TLs are wrong or there is nothing they will do. I've already had my rounds with her before on another TL that I sent the paperwork in but then she told me they couldn't accept it because of some other BS. I'm to the point where I can only sit and wait for them to age off.

All seemed well for me today. Used my Crap one MC to order pizza online and at Lowes. Used my Chase Freedom Visa at Walmart. No issues and I didn't notice anyone else having issues either.

I have shopped at Jared's a few times and never had a soft or hard from my visits. They have never asked for my SSN, just an ID to verify it's me. My last shopping experience was Feb of this year for a $2000 ring and no problems for me. I also have a Kay's card but I have never used it.

Does Verizon sell accounts or just assign them?

Helping Brother in law and he has a verizon acct that is reporting and was also sent to Midland. Took care of Midland with DV/BBB but my question is this: Midland said they notified him of being the "servicer" of the account. Does this mean it was assigned to them and not sold? I have noticed a lot of people are having luck getting Verizon to take a PFD and them would be a good option for him but we don't know if Verizon still owns the account or not. The account is from around 2005(DOFD). Thanks, Sparky256Dsl

Well on the PFD note. I was able to obtain a PFD from them. However, even though I got it in writting they still claimed they never sent it and I spent the next 5 months fighting with them to get it off. I had to file with the AG of my state and theirs, the BBB and the FTC. The IL AG "took the case" after I sent them a copy of the PFD agreement and then it took them about 30 days to remove after that. In all I spent about 5 months after the payment dealing with them to get them to uphold their agreement. I probably shouldn't have done a PFD but they did validate with what I considered at the time proper validation and I figured this was the easier route to take. PS They told me multiple times they don't do PFDs, however, ended up taking 75% of the balance with the PFD agreement. Also this was from an old Younkers credit card that was within SOL. If I had it all over to do again I would probably save my money and just keep fighting with them for the removal. Probably would have taken the same amount of time. YMMV

It's not that I was denied because of this. It was their system is set up to keep trying even though they know they will already deny you. It is also that they sent me a letter stating my EQ was frozen and it was not. All well

So my buddy has CCT, as do I. He was starting his repair process and started the 1-2 punch. After about a month of daily pulls it appears EX has removed way too many accounts (positives and negatives). In fact the only thing remaining is his current mortgage. Well I start thinking he has a split file so we order his EX report and sure enough everything is there minus a couple baddies. Even the mortgage is there, online says the same thing everything is there. But CCT is still not showing anything else. Just a bug with CCT? He credit score went from low 500s to upper 700s in a months....hahaha (even though that only shows on CCT)

So I applied for a cc through one of WFNNB's retailers. I got the 7-10 day letter. The next day I pull my reports and see a INQ from them on EQ. I received the letter and it said denied because of a freeze on my Equifax report. Well this is news to me so I call up EQ and they say "No security freeze or Fraud Alerts" on my file. I call WFNNB and they claim "because of a security freeze". I get transfered to the fraud dept and they explain that because they couldn't pull a report from EX that they denied me. I said well why did you pull a report from EQ? And he said because they will continue to pull reports until they get one BUT they will deny you if they can't pull EX. "As this indicates there is something you don't want us to see on that report." I said "bullsh*t, I have a legal right to freeze any report I want to" and he said "and we have the right to deny for any reason we want to". I said "yeah you have that right but you have a legal obligation to telling me the reason I was denied and your letter says you couldn't pull Equifax and that is Bullsh*t. I have a credit report with an inquiry from your company to prove it. If your going to deny someone you should make sure you prove them with the true reason and not some bullsh*t". He said "Sir, this is the reason we denied you". I said "Well why do you continue to pull reports if you are going to deny me after trying to pull Experian". He said "This is how we know if there is a security freeze on your credit report because we wont be able to pull a different one". I said "So you placed a inquiry on my report because your computer system is too stupid to know if there is a security freeze or not?". He said well we get a report a couple days later telling us there was a freeze. I said "well by then you've already hurt peoples credit scores with inquiries, even after you know you will not approve them after you can't pull one report." I got pisses and basically said that since they didn't send me a letter identifying the proper reason I was denied that I was going to file a compliant with the FTC, IA AG, and anyone else who will listen. Long story short if you have ANY of your reports frozen then don't apply for ANYTHING WFNNB. Sorry just had to vent.

My wife has a Chrysler Financial TL reporting to her CRs. She was previously married and when they divorced she got the car but fell behind on the payments (single mom scenario). Chrysler sent this the CFC (in house collections) and they began reporting a different TL. She paid CFC (I believe) a settlement, so this account is considered paid. I was able to get CFC off her reports with some DVs and such but Chrysler will not budge. It is currently reporting only to her EX and TU reports. It is however reporting inaccurately. They have the TL listed as $1058 for 1 month and the DOFD is now at the settlement date(2005) and not the charge off date(2004). We have disputed with the CRAs and Chrysler keeps "Verifying". She had a fraud alert on her reports by mistake and Chrysler said to contact them directly. Problem is I have sent multiple 623 requests and we get nothing back. I sent other letters requesting documents and they sent the original contract back but nothing else about the DOFD. Has anyone had any luck getting them off your reports early? Thanks, Sparky256DSL
