  4. We entered our purchase agreement around June 29th and closed on August 8th. There were a few snags, it was a flip so I needed two appraisals verifying the value of the upgrades. It was a LONG stressful month. It was FHA, which really shouldn't take longer than conventional if I understand correctly, unless the appraiser finds things that need to be fixed per FHA standards.
  5. Mine was paid the day of the inspection. We paid termite also (it's only about $50 anyway) As I understand it, realtors can get kickbacks for referring "their guy", might be why she is trying to set it up herself.
  6. I was looking at houses in Michigan on one of the realty sites and the prices are ridiculously low! For a second, I contemplated moving to Michigan! lol

  9. It's customary I believe to include earnest with your offer (at least I know I did as well). If you do not enter into binding purchase agreement, it's not deposited.
  10. Did you set a contract expiration? I know when I submitted my offer, we wrote that he had to respond by the end of the next day.
  11. I applied on Lending Tree once. One broker called me at work non-stop even after I told him not to. A few others called more than once. It drove me nuts!! I stopped answering my phone for a week.

  13. Actually haha most of our stuff NOW is still in boxes in the attic! We just moved a year ago. So it shouldnt be too hard.
  14. Finally closed this morning at 10am on my first home and got the keys! Huge weight lifted off my shoulders, but replaced with the weight of MOVING! UGH. Thank you all for the help and information (especially Brian B - highly recommend him to anyone looking for a broker)
  15. Maybe that it has to go thru manual underwriting prior and given a loan commitment.
