    I am currently going thru a refinance, is it normal for the applicant to request a payoff & what is the current rate for a 30 year fixed? Thanks Bob

  3. Your VA guy really doesn't know much about VA. $144,000 is a common misconception, but the max is 417k. Since VA is not credit score driven, you'll probably find your best rates there. It probably won't be at your 5.85%, but will be significantly lower to the 11.77% you were quoted. Are you done with your Ch13 or are you currently paying on it? Thanks for your input and reply, We paid off the Ch13 , we are no longer in ch 13. We were able to get a cash out refinance to pay it off. I'm not sure if I am saying this right, but we were told that you can purchase at the above amount, but we would have to come out of va if we wanted to re-finance over 144,000. We are looking at all our options. In a hurry to try and re-establish credit we have car loans and credit card debt, which we are paying as agreed, no lates. Our property apraised 165000 in 2004 and we now owe 111,000.00. Thanks for your input Eva
  4. Hello, We are thinking about doing 2nd mortgage, cashout for home improvemnt & consolidate a few bills. We will be 2 years out of our ch13 in 10/06. We were offered 11.770 interest rate with a prepayment penalty if refinance before 3 years. We are not too keen on the prepayment penalty. We currently have our first mortage which is va @5.85 for 30 years. Any input on this. We would love the money to do some spring work, want to finish repairing our roof. What do you think? Our VA guy said you can only refinace a home up to 144000 thru Va. Any input would be gratly appreciated. We owe 111000 on our home. Our scores range from 605 equifax, 625 experian, & 660 transunion.   5. Hello, I asked for 5000, about what I knew I owed in credit card debt. after the loan officer added it all up it was 4800. I didn't get any cash out. They processed the loan exactly what I asked for to pay off credit card debt, so they will scan your credit report & add up all your debts & tailor the loan to whatever you put on the application. But 5000 was the max we could borrow with our income & obligations (mortgage & car payment). So if you want any cash you will have to specify that. They approved us for the loan first & then we opened a savings for 5.00, you have to fax or mail id, utility bill, & copy of social security card. My rate is 12.5% for 36 months, pymts 160.00 per month. But they are very professional, they will call you, every step of the way , let you know they rec'd your documents. After we signed off on our loan documents, the lo called back to let us they were sending out the checks that same day. I feel so much better, I am trying to decide which card I will keep. I am cutting up 5 of the 7 cards, too much temptation & would defeat what I'm trying to do. Sock drawer would not work for me. I'm keeping it real. (smile husband's orders) Eva Eva
  6. Someone shared last week about getting a personal loan. I was fortunate to get a consolidation loan for 5000.00. My loan is paying off all my credit cards, about 7 and 1 for my hubby. My debt ratio was high, Xmas shopping and also paying a little over the minimum. I know, right during the holidays we had several unexpected household expenses, which kind of opened my eyes some for planning more for a rainy day. My plan is to cut up all but 2 cards and no more than 30% of usage at one time My husband chewed me out. He rarely uses his cards & he had a small balance that they paid off for him, since both of us were on the application. So they are sending out the checks Monday. The process and service was great, very professional, we provided 2 last months paystubs for both & credit card statements. They used Transunion, both our scores are in the 630ish to 650 range. Filed Ch 13 2000, discharged 10/04. If anyone looking to pay off some debt may want to look at this credit union, they were wondelful to us. Eva
  7. So they are a conduit lender.........Like I said if they can do it I would be intereseted infinding out who the end lender is however I very rarely recomend a 125. What is a conduit lender?
  8. Thanks for your prompt reply, I will be getting my credit card utilization in check next month, & have all paid in full by 6/06, I wasn't sure we could name the mortgage company though. But its Corinthian Mortgage DBA SouthBanc, the officer was superb, very knowlegable. The officer kept asking if we had established credit after the bk, which of course was yes. Sounds like we will be waiting till 10/06. Eva
  9. Hello, we need some work done on our home, roof work from damage from isabel, insurance would not completely pay for. We currently have a 111. 000 loan from va at 5.85. We had a discharged ch 13 bk from 2004, no mortgage lates, car pymts paid as agreed, some credit card debt all paid as agreed. My husband's fico middle score is 620, mine 565 from high utilization on my credit card. I should be able to pay down next month. Our property is worth between 170000 and 190000. The loan we were offered was 45000, 125% of property value, pymts 576.00 per month for 20 years, locked in for 3 years for a prepayment period if we were to refinance, the loan offered is 12.97, close to 13%. In Oct 2006 it will be 2 years from discharge and may qualify to refinance to va & cashout. The lender is South Banc mortgage company. The lender was very helpful, my husband is against this, he thinks we should wait till 10/06 & refinance. Can you lend us some input on this? Thank you. Eva

    Hello Happy Holidays, I just joined the ranks of being approved for a Patelco Credit Card, I opened my account with them sent in the required deposit and was told that my credit card was ordered wednesday 12/21/05. (faxed in our paystubs, of course as part of the stipulation for the cc). Sam was our rep. I wondered if you wanted to get a holiday loan or auto refinance, we currently pay 12.99 thru cap 1, what the process would be, or would we have to wait six months to build a history with them, has anyone else requested more than one loan and would we need to refax paystubs, just a thought.   12. Hello, After reading the prior post,I decided to apply, I was denied also about a month ago. So i just applied and was approved for 490.00, I could not believe it. Can you use this card at Sam's Club too? I am just in shock. I had a ch 13 discharged last year 2004, that was filed in 2000. My equifax score last week was 594. Eva

  15. I received my transunion report & it was 667, so I decided to try Juniper Carnival Seamiles. I was approved for a 1000.00, I tried for Ractrac and was denied. They pulled TU for Carnival and EX for Ractrac. Will I still get the Carnival card? Do anyone know? Thanks Eva
