Thanks so much. I felt like he was being honest but you can never tell. Hopefully it gets there today and it all works out. Im pretty sure I have a backup approval if it doesn't on a nice used truck.

On December 31st I did an online app for a new Tacoma. On Monday, I got a call from the finance guy who told me that he got an approval from Cap one and that since the purchase was initiated almost 30 days ago, time would be a factor. I slept on it, and picked it up last night. He again indicated that time would be a factor and that if Cap One didnt get and verify the paperwork by Friday, the deal would fall through and the truck would have to go back. The conditions were calling employers, and verifying our identities. I did see what appeared to be a legitimate approval from Cap One listing the conditions for the deal. How worried should I be?

how are you helcat, just been super busy. i stop in about once a week to see whats new. anyway ill pm you yhis weekend to get that info. and yes as far as iknow innovative is still doing sbas the left me a message last week. ill do some research on superior in the meantime. thanks . and thanks to nitnin as well , ill call that number and see if i have any luck.

anybody have any luck talking to any live csa? i cant ever seem to get anybody. evidently youi need to fond someone local to set up the loan and im having trouble getting started. im in pinehurst nc.

around the first of march ,dw and i found a great house that we can easily afford. we were working with an agent who put us with some mortage brokers who all faxed pre approvals. mid score of 656 two years tax returns at about 2300 per month with about 600 going out before the 630 house payment. we were told to make an offer , we did , it was accepted and went to contract. we were doing a usda loan at 6%. at the time of my original app i provided 2 years tax returns , like i said showing roughly 2300 per month income. (i am self employed and my wife is a waitress) by now you may have noticed that my ratios are not compliant with usda regulations. i brought this to the brokers attention and he assured me that we were good to go.(several times) i waited about a week and a half and got a call from the brokers boss who is his wife stating that we needed to "clean up" my credit report by paying off some of my accounts . i complied as we were nearing my closing date. a few days later i heard from her assistant in another office stating that she found another program that would work better for us. so i told her to get this done as i had given notice at my rental and needed to close no later than april the 7th. that night i looked at the loan package docs that i had signed an noticed that my monthly income had been inflated by over 1000 dollars. in 06 i only showed 17000 and in 07 i showed 41000. they only used 07 and never told me. (again i am self employed) anyway today i was told that its a no go . i am so pissed. i lied about nothing and was lied to for the entire process. just venting , thanks for reading!!!
